Promoting income property is different from selling a building – think of it as the contrast between business-to-consumer marketing and business-to-business marketing. So the normal staging process to make your house more appealing to a buyer is not necessarily going to have the same impact. That is because rental homes are there to make income for their owner, not to become a nice home for them. Often the figures mean a lot more to them than the property itself.

There are quite a few schemes for making your income property more productive.

  1. Do your research - look around at rental homes that are similar to yours and find out how much rent is being levied. Compare your fees to theirs; if you are charging less then you could feasibly put up the rent without loosing tenants.
  2. Though finishing a basement to acceptable standards may involve substantial investment, it may pay off in the long run.
  3. Find out what your tenants want out of the property and ask around to find out what tenants need in general. For illustration, if you put in on-site laundry machines, will tenants pay more rent on a monthly basis?
  4. Can you update the insulation to reduce the heating costs or switch to a high-efficiency furnace that will save on heating expenses?

You have done the research, you know what the property income is likely to be and you still would like to sell, then this is the time to get a marketing plan which markets the property to its best and appeals to the investor.

Make sure everything is sorted before you eventually put your Calgary real estate property on the market, here are a few final things to think about:

  • Chat to rent payers tenants, if your property is currently tenanted. Don't be an owner that doesn't even have the courtesy to inform their tenants about what is going on, its not fair and it is bad business practice.
  • When talking to your tenants, use the chance to explain not only what is happening with the property, but what it means for them as tenants. Reassure them as to the closing date that you are seeking.
  • Prepare the house, so it looks clean and everything is in proper working condition; whilst not as crucial as if you were selling to a family who were moving in themselves, staging is still important.
