It's Ok To Change Your Mind Just Remember To Tell Me

Confusing Your Buyer Agent

Buying a home in Northern Virginia already comes with it's own set of challenges.  Buyers have to decide how to get the most house for their money.

After we've established where you want to live, what kind of house you want to buy, and how much you want to spend, I'll start finding houses for you.

From looking through the active listings, emailing my office for future listings, to combing through expireds and For Sale By Owners, I'll make your home search a top priority and will put your home search in high gear.

When I provide you with a list of availabe homes that meet your criteria, my expectation is that you'll say, "Great!", "These homes are awesome!", "This is exactly what we've been looking for!"  Well, maybe not with that much excitement, but you get my drift.

One of the most annoying things that you can do to your buyer agent, is to keep us in the dark when your criteria has changed.

Just like when you initially contacted me, I'm still available by email, phone, text message, and am often in the office so you can walk-in.  If you've changed your mind about your price, a new feature that's important to you, or where you want to live, that's information that I just gotta have.

Tamara, you speak for me in this post!  The one that annoys me most is when they move on with a friend or relative, who is also an Agent, taking your listing with them, after you have invested much time; the one saving grace in this scenario is that the other agent can't sell your listing without you...

Great post!

It's surprising that buyers would change their minds and neglect to update their realtor.

But expect the new changes to be reflected in a home search automatically.

This is an excellent reminder to let them know from the initial contact that we are not mind readers.  Not in those words but you know what I mean.  We can pretty much gauge what they are thinking after seeing a home but we will still like to know how they feel in terms of writing up an offer.  Thanks Tamara, great post!

Yes, Tamara. Agreed... we all need to know when that criteria changes. It is so frustrating to have buyers emailing us properties that don't fit the criteria that they've given us. I think this happens to all of us these days. I could go into more details about this, but will keep my lip zipped to protect the guilty ones!

How true it is!  Why do Buyers change their criteria, tell ALL their friends, but FORGET to tell the Agent who is sending them the information?.... And then say, "you weren't sending me the type of property I'm interested in!"

Hi Tamara:

Buyer's do seem to change their minds frequently these days, it definitely keeps us on our toes. I can usually sense when something is up and don't hesitate to ask but I have still had clients get annoyed when I don't automatically know.

Hi Jennifer: My little toes are getting tired...LOL! I can usually sense when something is up too, and I'll ask.  But sometimes the change comes out of nowhere.

Hi Jeff: I feel your frustration, believe me.  So many choices in the market definitely makes it hard for some buyers to decide.

You're right DeeDee: I haven't figured that one out yet.  Maybe I should have a new signature line at the bottom of my autoemails.  I wonder if that would work.  Hmmmmm.

I'm working with a couple (at least I think I'm still working with them) and they often tell me after the fact.  They ruled out a neighborhood but did not tell me.  They decided to increase the amount they will finance and on and on.  Being the last to know is a definitely a disadvantage, plus it makes it impossible to give top-notch customer service when we have no idea what the customer is doing!

Thanks Norma: Sounds like you need to have another sit down with your buyers before looking at houses again.  I've had that happen to me as well.  Amazing how buyers make these important decisions and don't tell us until after we've found houses for them to see.

Right on!  This is absolutely true.  We are their buyers agent to help, but we can't help if we don't have all thoe most up to date info!
