Avoiding Common Seller Mistakes

Common Seller Mistakes to AvoidIf you ever own a Bryan-College Station home, there will inevitably come a time when you will be selling it.  Maybe your family is expanding and you need a larger property, you have a job change that takes you elsewhere or you are looking to retire and want to buy a smaller home.  Any way you slice it, selling a home is going to be in your cards at one point in time or another.  Below are a few tips for avoiding common seller mistakes.

Cleanliness is Next to Godliness - Don't underestimate the power of a clean home, both inside and out.  The way your Bryan-College Station home looks makes a huge impression on potential buyers.  When you're trying to sell your home, you can't just clean when you feel like it.  Your home has to be ready to show at any time.  Make sure the beds are made up, the clothes are in the hamper, the kids' rooms are tidy, countertops are cleared of clutter, the floors are vacuumed and any evidence of grimy hands are cleaned off the refrigerator, mirrors, windows and cabinet doors.

No Loitering - Our homes tend to be like our babies.  They can feel like an extension of us.  So, it's natural to want to know what buyers think of the place.  Resist the temptation to linger around during open houses or individual showings.  Instead, walk the dog, catch a movie, have an impromptu lunch date with friends or your significant other or simply take a drive for a couple of hours.  Buyers need to feel comfortable enough to take their time, really investigate your Bryan-College Station home, ask questions and make critiques without having the current owner hovering over them.

The Price is Right - I can't stress enough how important it is to price your Bryan-College Station home appropriately from the get-go.  Overpricing your home can cause it to stay on the market longer.  And, it could end up bringing in less money than if you had marketed it at the appropriate price to start with.

Channel Your Inner Talk Show Host - After you get recommendations from friends, neighbors, family members, co-workers, etc., interview all potential real estate agents.  Not only will you need someone experienced and knowledgeable about the Bryan-College Station real estate market, but you will also need to feel comfortable enough with them to hand over the process of selling your home to them and feel confident that it will be handled to your satisfaction.  If this means talking to several REALTORS® to find the right one, then that's what you have to do.  It's better to put the time in to finding the right one than settling for someone who does a mediocre job.

Doing It Yourself - For Sale By Owner properties (or FSBOs) can be an arduous task for someone without any real estate experience.  The point of hiring a professional to sell your Bryan-College Station home is that they can market your home to a much broader spectrum of people than you may even be aware of.  They will also utilize their resources to get your home seen by other brokers who, in turn, can get it seen by their clients.  Also, they will negotiate on your behalf to get you the best possible deal and take care of the piles of paperwork involved in every sales transaction.  It is possible to sell your home yourself, but you may want to reconsider.  Paying those few dollars in REALTOR® fees can save you time and headaches and may actually put more money in your pocket (with a higher sales price).  Just something to think about.

Selling your Bryan-College Station home doesn't have to be a headache if you avoid these common seller mistakes.  Remember, if you are interested in selling your Bryan-College Station home or want to buy one, don't hesitate to contact me.  I'm always here for you.

Nice post...great tips for sellers too. I like the Loitering point, there is nothing worse than a hovering seller.

Stephanie,

The same advice can be applied everywhere. A clean home will sell.
