I've got Tenants READY to Move-In Next Week * My Owners Need to START PACKING!

The current FRENZY of prospects attempting to locate area rental homes has ramped up several notches.  My last 2 homes where the owners were moving out and new tenants were moving in * the 1st I had a week and the 2nd I had 1 day - I could not get it cleaned, only the carpets done.  That was CLOSE!

Now, I am expecting BEAUCOUP calls from rental prospects this weekend and Monday and I already have a couple wanting to see my "last" owner-occupied to rental home......and the prospects need to move in next week and my owners have not started packing.  I'm afraid to ask if they have a new rental home although I know they are working with a real estate agent where they are moving.

I'll have my cleaners on standby and the carpets are brand new so that won't be an issue.  I just hope that the new renters can stall their moving van and stay at a local motel....he starts his new job next Wednesday and I know he wants to be settled before then.

I'd
LVE prospects AND owners to give me some notice and time in between occupancies so that I can do my MAGIC;  however, when they don't, I need to go to Plan C and break out MY rubber gloves and do my Glenda the GOOD Witch imitation. 

 

 

Have vacuum * will vacuum up the new carpet and here are your keys!

My most precious moment in PM was when I did a Move-In withe the new tenant minutes before the Move-Out with the old tenant.  The good news is all went well and they had cleaned it immaculately.  Lovely to have all hardwood floors:-)

It is nuts this time of year.

Not cleaning to my standards is problematic - at least I took pictures of the home when it was vacant for the NEXT marketing efforts

Wallace, It is good to read that the rental market is hot in your area . I have a listing that will become vacant in August. I hope it will rent quickly.

@Conrad: We have seen an increase demand for rentals across most of the country - primarily due to the very tight lending market, increase in lower credit ratings, and the general lack of confidence in our economy resulting in many people choosing to lease rather than buy.

Texas and Virginia ARE both open for Business - Govs Perry and McDonnell have put the WELCOME mat out and new businesses are flooding in.  We just got a former USPS facility leased to a CA firm moving 75 jobs to our area.  Govt is moving the remainding 300 families to the area out of 800 that have moved over the last 3 years. BRAC closings have brought even MORE high-end jobs to our area

In my neck of the woods, where there are a tremendous number of short sales and foreclosures, the demand for rental properties has most definitely spiked. The biggest concern now is how to qualify these folks when their credit is shot. Are there special considerations for people who have gone through this type of distress?

We classify Applicants as "A", "B", or "C".  "C's" are not workable;  "A's" meet our normal criteria.  You described what we often refer to as probably "B's".  Depending on the overall background findings, we will work with them so long as they pay a pre-defined increase in Security Deposit and a qualified Guarantor.
