Tom - I applaud your integrity and dedication to your clients. I have worked with many inspectors - both on the selling and buying side - and if I see one that takes shortcuts and just glances around instead of actually looking at something I take their name off my directory that I hand out to my clients.
We have many excellent inspectors in our area and I don't mind one bit if they find an issue - no matter the size of the issue - that will help clarify why my seller should either 1) reduce their sale price, 2) be more willing to negotiate or 3) be ready to get off their arse (or their checkbook!) and make the repairs.
If I have the buyer....I'm glad that they are being made aware of any potential pitfalls. I don't want them going around telling folks that I sold them a lousy home with lots of problems.
A good inspector is worth his/her weight in gold. Too bad more people don't realize it.
