Does it Seem as Though Buyers of Real Estate Have Disappeared?  Where Are They?

As a real estate agent in today’s market, there are times when I wonder where the good times have gone.  Used to be a time when it was simple enough to get buyers and sellers to come to an agreement on a home transaction.  Of course, the good times still do exist.  Especially when we are successful in finding my buyers that “special home” or when my seller’s expectations have been met and exceeded. Now, it just feels as though the buyers have flown South for the winter. 

I know that this is not the case.  What has thrown the market into such tizzy is the sheer number of homes on the open market.  Here in the Ann Arbor area, year-to-date, we are experiencing a 12% decrease in the number of closings compared to the same time frame in 2005.

So, if there are 12% less closings, how do buyers learn about homes that are currently on the open market?  According the National Association of Realtors 85% of buyers utilized the services of an agent to find a home, and 80% also utilized the Internet to find homes.  55% of buyers utilized print media and 47% used open houses to find the home they purchased.

Can You Find Your Home Online?

Sellers, you need to be where the buyers are looking for their next home.  So, of course your home is listed with an agent and therefore in the local multiple listing service.  From there, it is a fair bet that your home is also residing on realtor.com. 

If you are an unrepresented seller looking for marketing tips or if you are a represented seller looking for an additional edge in marketing your property, here comes a great tip that many agents are not aware exists!

vFlyer is a great way to get your home exposed on Trulia, Google Base, Oodle, Edgeio, Vast and PropSmart.  Once a flyer is created and you’ve published it, they provide the HTML coding for you to post the flyer on craigslist and ebay.

Here’s an example of a vFlyer created for one of my listings.

With home buyers doing most of their research and house hunting online, it pays to get in front of them as many times as possible.  Best of all, vFlyer is free of charge!

Todd, this looks like an excellent service. Based on your post I have already contacted them about the vFlyer FeedExpres Service for companies with over 1000 listings. They may be a good partner for RealEstateShows.com. Your obviously pleased with your experience with the service. Have you been at it long enough to judge the increase in traffic, both Internet and foot?

Jeff,

I have been utilizing vFlyer for about 2 months.  Since Michigan is far from either coast, public perception or even knowledge of Oodle, Trulia, etc. is extremely low.  I believe that currently these sites are in the realm of the first adopters here in the MidWest.  

So, to answer your question, I have not seen any appreciable increase in foot traffic. vFlyer allows you to track the number of views on each flyer and I have seen an average of 20 a week per listing.

Jeff, are you saying that you might start using this service through RealEstateShows?  I'm just about to sign up with y'all (have a new listing coming this next week that I want to do a big splash for and that's likely to be part of it).  I need to figure out whether I should be doing both or if I would be duplicating effort.

Tricia, I started the communication with them immediately after reading this post. The already have a set RSS feed program. If we can tie into it the RSS side is very simple. I don't know how long that will take however. We have been planning on adding this kind of feature ourselves, but if we can partner and not have to build it, I think it might be a good fit. We'll see.

I wouldn't hesitate. It's very simple to create one of their flyers and you can add a link to the Real Estate Show. If we can integrate, you won't have lost anything. Feel free to contact me directly if you'd like me to be more specific.

Thanks for getting back to me, Jeff!  I'll likely start with this new listing, then, on both places.  (It's a 131 acre horse ranch and I have a special feeling for it, because years ago, before we bought our property, I boarded my horses there, so I know it VERY well.)
