There are many different variables involved in determining how long it may take to close title on your property for sale. If you understand these main things, you'll be more comfortable with the sales process, and better able to make the smartest decisions leading to the sale of your Property.
Location,Location, Location: This is the 1st , 2nd and 3rd most important factor in determining how fast, and for how much $$$ your home will sell for.
Property Condition:The better your home is maintained, the easier it will be to sell. Many buyers do not want to purchase a home that needs major repairs. If you take steps to improve your home's appearance (many of which aren't even that expensive) you will improve the chances for a buyer to show interest.
Terms:If you are in a position to offer potential home buyer's"terms" you open a new portal of buyers who could purchase your home. If you can afford to help the buyer finance the purchase of your home, please let them know. If you can offer these types of financial terms, you might obtain a higher price than a buyer only qualified for 1 or 2 loan products.
Direct Competition : If there are many homes similar to yours on the market, then you may have to lower your price to distinguish your home from other available homes. If it is a "Seller's Market" with homes selling like hot cakes, then you may fetch a higher price than if it is a "buyer's market" with homes taking longer to sell at a unreasonable asking price.
BROKER/AGENT SELECTION: An important thing to consider is who is representing you in the sale(maybe the most expensive asset you will ever sell and are they on your side or just trying to make a buck. Asking Price:If your home is priced too high when it is first listed, it won't get the exposure it would have if it was priced closer to the actual fair market value or less. A careful review of your Market Analysis will help you in working with us to establish the best listing price for your house ,land or business.
A property seller has control over all the factors above except for location(unless you are willing to move your house), competition and market strength. I will advise you to adjust those things you can change to maximize your chances of selling your property for the highest and best price/terms, in the shortest period of time. That is every ones goal isn't it?
