Some folks like to collect things, LOL :)! Anyway, there are those out there who gather up listings so that they can get more listings...I guess. I personally will not do overpricing anymore as it has led to be a collosal waste of time and money. The homes I list...I actually want to sell. I figure that will do more to get me more listings then just collecting them :)! Terrific post and suggested of course :)!
Belinda....no one needs a collection of overpriced listings....
Brenda....thank you....overpriced listings cost you money in the long run....there's nothing worse than to have a sign up for months and then have the sign removed, only to see another one go up....and your worst nightmare is if the next agent adjusts the price and sells it!!!!! ouch...
Anita....they cost alot of money....up front and in the future....
Hi Barbara - If it won't appraise why list an overpriced listing? That is just dumb.
Another tough one is when you hear a seller say, Well, I'm not sure if I want to sell...oh, really?? Then, how in the world are you going to part with your property if you're still emotionally attached?
There is a home here at Fishhawk Lake that I listed 4+ years ago--my first home listing--for too much money (at the sellers' insistence). It is not mine anymore and it's STILL on the market.
And guess what? It's STILL too much and is UGLY. Sooooo glad it's not mine!
Barbara, I just wrote about the same thing but in a hyper local area in which I list. Buying listings gives our whole industry a bad name.

Just a numbers game...some will sell, some won't. Some sellers will reduce their price and some won't. Some will bring buyer calls/deals some won't.
Hi Karen....that's right...but it's important to have the majority that are priced to sell....or the money will take forever to come in.....
Oh yeah - that crucial difference between helping people SELL their home and just collecting listings that sit on the market unsold...

Barbara - great reminder, as always. Overpriced listings set everyone up for disappointment: the seller, the listing agent, the buyer, and the buyer's agent. No one really wants their time wasted, so list it right, or just don't list it. At least you (as the listing agent) will be one person on that list that won't be disappointed.
Lisa....that's good advice....don't list it is the best way....

I was just talking about this today. To list or not to list. NOT if its over priced!
I love it when sellers say, "The other agent said they would list it for a million dollars". I would say, in a kind understanding way, Great, list with them. Call me in 3 months or 6 when your house is still on the market and we will talk.
You just want to ask the seller"why would you go through the motions and pretend you are selling your house, isn't your time worth more than that? I know mine is."
Karen.....it's soooo frustrating.....the more intelligent the seller is the dumber the conversation about pricing....
And especially these days....more and more buyers are well educated and know the market and they know an overpriced listing when they see it.

Being selective is the only way to be. On my last appointment, the seller said if the house doesn't sell in 6 months, he'll have the sign removed and wait another year or 2 til the market gives him his price.
Linda.....if the home doesn't sell within the first 30 days, it's overpriced.....
Yes, agreed Barbara. When sellers already have the mindset it's going to be a long market time, I pack up and go.
