As the business of listing property becomes more competitive, there are more overpriced listings going on the open market.  These listings have activity for the first few days, and then they sit stagnantly and wait their turn!!

Why do agents continually list ever property they enter to give a presentation?   Not all properties should be listed.  Not all sellers need to sell.  The common statement of “we don’t have to sell, but if we can get this price, we will sell” is the forerunner to disaster.  As soon as one of my team members hears that statement, the bottom line is delivered. 

The bottom line is that we are not in the business of collecting listings.  We are presenting the homeowner with a fair market value assessment, according to today’s real estate market.  Anything beyond that figure will hinder the sale. 

We do not list every property that we visit to give a presentation.  Just as Ginny Gorman described in her post today, it’s to our advantage to continue our marketing for new inventory that is priced properly and will sell in a reasonable period of time. 

A collection of overpriced listings is a precursor to the demise of a real estate team.  We continually monitor our inventory and price adjustments are made, as needed.  When the homeowner stops adjusting, we cancel the listing.  Collections of overpriced listings don’t make money.

Some folks like to collect things, LOL :)! Anyway, there are those out there who gather up listings so that they can get more listings...I guess. I personally will not do overpricing anymore as it has led to be a collosal waste of time and money. The homes I list...I actually want to sell. I figure that will do more to get me more listings then just collecting them :)!  Terrific post and suggested of course :)!

Belinda....no one needs a collection of overpriced listings....

Brenda....thank you....overpriced listings cost you money in the long run....there's nothing worse than to have a sign up for months and then have the sign removed, only to see another one go up....and your worst nightmare is if the next agent adjusts the price and sells it!!!!!  ouch...

Another tough one is when you hear a seller say, Well, I'm not sure if I want to sell...oh, really?? Then, how in the world are you going to part with your property if you're still emotionally attached?

There is a home here at Fishhawk Lake that I listed 4+ years ago--my first home listing--for too much money (at the sellers' insistence). It is not mine anymore and it's STILL on the market.

And guess what?  It's STILL too much and is UGLY. Sooooo glad it's not mine!

Barbara, I just wrote about the same thing but in a hyper local area in which I list. Buying listings gives our whole industry a bad name.

Just a numbers game...some will sell, some won't. Some sellers will reduce their price and some won't. Some will bring buyer calls/deals some won't.

Barbara - great reminder, as always. Overpriced listings set everyone up for disappointment: the seller, the listing agent, the buyer, and the buyer's agent.  No one really wants their time wasted, so list it right, or just don't list it.  At least you (as the listing agent) will be one person on that list that won't be disappointed.

Great post as always!

I was just talking about this today. To list or not to list. NOT if its over priced! 

I love it when sellers say, "The other agent said they would list it for a million dollars". I would say, in a kind understanding way, Great, list with them. Call me in 3 months or 6 when your house is still on the market and we will talk.

 You just want to ask the seller"why would you go through the motions and pretend you are selling your house, isn't your time worth more than that? I know mine is."

Being selective is the only way to be.  On my last appointment, the seller said if the house doesn't sell in 6 months, he'll have the sign removed and wait another year or 2 til the market gives him his price.
