Do You Save the Best for Last?

I'm preparing to show some clients from NY homes here in La Quinta-- and after talking with some other agents, the subject of showing "ORDER" came up.  In new home sales, often times they show clients the lower end homes first and build up to the deluxe models.  Appetizers first, then salad, ... then bring on the main course!

Often times we need to make appointments, work around sellers schedules, and tenants.  And these things can dictate the order in which we schedule our day.  Other times we schedule showings geographically, and work from one neighborhood to another-- without regarding the condition or price of the home.

When you line up homes to show clients... do you show them your best option first?  Or do you start with a short-sale, foreclosure, fixer... and then bring on the higher end properties?

Kathy, sounds like a good plan, but with gas prices and time constraints, I usually show in order of location.    ONLY once can I say the last the best, and they did buy it!

Kathy, I like saving the one that seems to fit the buyer's needs best for last but that is usually not possible with tenant and seller schedules.

I try to save the best for last, IF scheduling and locations permit.  There's nothing worse than showing a gorgeous home and then a disaster priced the same....  (well, we do try to weed out the disasters first, but you know what I mean.)

Show the Best One first.   Otherwise, the Buyer will think that they just get better and better, and there will be no end to it.

Kathy, I will find out the" must have and I want" list of features from the buyers before searching the MLS, then will have few houses that meet the requirements for  buyer's review before appointment and showing to save time and gas, it work.
