Fishhawk Lake Real Estate-What Do You Prefer to Be The Listing Agent or The Buyer's Agent?

This is a question I've been mulling over for some time now and it is answered in a variety of different ways with valid points being made for each side. Carla Muss-Jacobs specializes in buyers' representation exclusively.  A  broker who takes a completely different tack is Katerina Gasset, who prefers to take listings only. My situation is quite unusual in that most of the listings and buyers come through me in my niche real estate market at Fishhawk Lake.

What is your preference and why? Is one easier for you than the other?

  Do you like working with people or do you enjoy the process without as much face-to-face contact?  Is it more expensive to be the listing agent or not?

I never started out planning to take on both sides. It just happened to work out that way. Some would disagree with that choice, but it has worked quite well for me and this is a small community that I live in/sell in and am very familiar with. All kinds of questions  get answered pretty quickly without a lot of back and forth communication between agents, resources, etc. In this state you can represent both parties.

Carla--P.S. I came up with this at 3 this AM when I couldn't sleep. You came to mind right away. I also dreamt about Todd Clark (HA!)--must be that Portland/Beaverton connection--it's all about Oregonians, I guess!! (Geez, I shoulda thrown Melinda Peterson into the mix while I was at it...oh,well).

I represent both sellers and buyers. I think it is important to have experience on both sides of the fence.

Congratulations on the Feature, Gayle.

I prefer being a listing agent because I feel I can control my own fate.  I can also make more money because I can have lots of listings easier than working with lots of buyers.  At present, that's theoretical, but in the past it has real.

There's more emotional gratification working with young, first-time home buyers who'll commit to working with me and who are motivated and qualified to buy.  And that's nice, but I still prefer listings.

I do both....but always enjoy buyers. Quick deals and they are normally happier at the close than sellers it seems

No two areas are the same. I work exclusively with listings and I do not show properties because my market allows me to do it. . in your case being a smaller market, i don't think you have a choice. .you have to do both.. 

That is my opinion.

Kristine, Gayle is one of those people with a delicate ego. You have to nurture her along the way. Yes I am so mean to her to toughen her up. Do a little welcome to this place. Tell her to add a little photo here and there with her great writing. Next thing you know she is taking her clothes off next to billboards, tripping over dogs in the middle of the night at the homestead while breaking her wrist, then there's getting features without even a single comment. You have to admit the girl has come a long way, but I am so hard on her cause I expect more. You can't let up on these sensitive ones or she will return to be a shrinking violet so expect more of that meanness I send her way each day kind of like what you might call tough love. She is special but she forgets it now and then, and this post with the oodles and oodles of comments will remind her of that specialness she brings to us each time her smiling face graces our world. And THAT Kristine, is the rest of the story!!

I tend to be mostly a buyers agent - but I find that listings are more reliable.  BUyers are very very fickle right now and they seem to want way too many showings to get to an offer.  So many will run you ragged and then disappear.  So I'm starting to switch my focus. Its going to be painful to change - but the people who have listings are surviving. Buyers agents are broke right now.

I like the joy of a buyer when they closed on their first home.  Because of that, I think I would be hard pressed to really ever just do listings.  But, lately I have received great satisfaction in closing short sales for people in financial distress.

Good morning, Tni--I'll take joy wherever it comes from--it feels good to be a part of that! What's truly remarkable is when the buyer and seller feel a connection and it's as if they are "willing" a property to someone they care about.  That has happened numerous times out here because this place has a touch of the ethereal which can connect people for a moment or a lifetime....quite something to be able to be a part of it.

Hi Gayle. Good question to think on...

I enjoy working with both sellers and buyers - as long as they are serious about getting their job done. The difficulty with either group usually comes with all the other friend and family "experts" chiming in.

Each situation brings it's own challenges so both buyers and sellers are fun to work with and just about as much work either way.

Post #19 "says it all" for me. I don't want to be a "Top Producer" with a team. I just want to help folks buy houses...one or two clients at a time. That's enough business to pay my bills, and be happy. Listings are more expensive (except for the gas to drive buyers around these days), and sellers are usually not happy people...many times not even when their house sells. Maybe in a different market, but I've been licensed since 2007, and have been dealing with folks losing money for the past 4 years. Buyers tend to be much happier people and make MY job a lot more fun. If I wanted a job that wasn't fun, I'd have stayed in corporate America!
