Electronic Signing-- How does that even work????

For a while now I am working with DocuSign. But whether it is this or any other form of electronic signing - I am hooked.

My clients unison praise the effortless with which signatures can be done. They are independent from an appointment, do not need to be there to receive me, as long as they can log in to their email we are in business.

I understand the reluctance this technology receives from colleagues. It sounds complicated and how the heck does this work?

Easy enough. You as their broker open the program and upload the document. in DocuSign this is very easy and intuitive and since I hate long instructions that is paramount for me. I need to be able to simply start.

So you loaded the document(s), next are the recipients, there are different categories, let's take the signers, which are who you need most. you type the email addresses of each person and the person's name AS THEY NEED TO SIGN. So not "Buddy Smith" but "James P. Smith III".

Next is the marking of the documents with the signature markers. These look like the sticky markers with "sign here" you see on legal docs.

There is a menu on the right side, you click and drag the signature, initial, date, whatever you need in the appropriate size over to the space in the document where it is needed.

That is it, you click send, look one more time that all is in place and send it off.

The recipient receives an email from you "via DocuSign" in this case. They click on the link, bright and big, to go to the signature part. They can choose between different signature types, click on one and the program automatically leads them to the markers, all of them, one after the other. They cannot miss a signature unless you have missed to put in a marker.

They review, hit send and it goes back to the server where the document is stored until all recipients have done their job. Then you get an email saying the document has been completed with a pdf attachment of the completed document.

Very easy, uncomplicated, fast - in short I love it!!

The document you get back can have never left the stage of initial setup in your electronic docs, means it is legible. No more fuzzy and unintelligible print.

Try it, you will be hooked.

I love using DocuSign, makes everything so much more convenient.  The only stumbles I run into are when some of banks want "wet" signatures.  Usually within their addendum, it states that electronic signatures are fine, but they mean it is fine for them, not the buyer's, it's sad how terrible some of the banks are being and not just with signatures.

I too love Docusign as well as my clients, there are still some banks BofA that aren't allowing them though. What we have been doing though is getting the original offer via docusign, then if accepted, we get wet ink signatures to send to the bank.

Annette, This is probably a great way to do it.. but I prefer to upload my docs into a password protected folder on my server.  Then I send user name and password to those that need it.  docuements are stored in that folder for everyone to see or download.. no fuzzy pages etc..  clients do have to print and sign. 

I'vwe considered docusign and at some point may choose to go that direction but not ready yet..  like the way that I've been doing it and so do my clients.

Brian, as usual they make trouble... but then the buyers have to sign this mountain of papers anyhow, so they can add the "wet" ones at closing

Todd, it's legal, they cannot really say now, how about offering "wet ink" at closing?

Judi, that method might work for you but it does not solve the problem that electronic signatures solve. This is about not being near a printer and a fax or scanner, having fuzzy letters and being quick. The problem is not the protection, it is the technique.
