 Will you be selling your Burlington home in the future? Is your home ready for the buyer that is downsizing, wants room to grow, wants their dream home or is being transferred here?

When is the last time you made changes to the decor of your home? If it is more than 5 years ago, I'll bet your home now looks dated.

Styles and colors change so quickly in the fashion industry and in decor. Your home can become a symbol of an era before you know it.

Those oh so chic Euro cabinets now date that renovation. Your favorite color is probably out now. Do you have sponge painted walls? Robin egg blue or harvest gold bathroom fixtures are not the best look. How about those window treatments? Mini blinds and Jabots are out.

Take a look at your home before that decade goes by. Keeping up with the current trends will mean less work if you decide to sell. Creating a neutral envelope and bringing in those colors you love as accents make it easier to update.

Buyers today are looking for homes that require little or no work when they take possession.

Find out what the upgrades are and see if they fit into your budget.

In kitchens, granite counter tops appeal to buyers. If granite is not in your budget, go for a laminate that looks like granite. Painting cupboards and changing the hardware can breathe new life into them.

 

Hardwood flooring draws buyers. Consider laying hardwood instead of replacing the carpeting. If your budget won't allow for doing the whole house, do the main floor and put new carpet on the second floor. Find out what color of hardwood is most popular and install a neutral carpeting.

 

 

 

 

Do you have a bathroom from another era? Not ready to do a major renovation? Paint the cabinets, change the hardware, replace the counter, sink and taps. Update the toilet and remember these items are part of that neutral envelope. Not willing to rip out the tub? Why not have it resurfaced or covered with and insert? Replace the flooring with tile or new fiber floor pattern.

 

 

If you update as you live in your home, not only will you have less work to do for the buyer, but you will be able to enjoy the benefits too.

Hi Janice,

Great article, but we like our green Shag carpet with matching appliances, the lovely orange light fixtures, and the ornamental doorknobs, and by they way that all still work, why would I "waste" all that money for somebody else to benefit........;0)

Because you would NOT be moving anytime soon if you don't....... Good for you Janice, great must read series for anyone thinking of moving.

I’m one of those people who actually dislikes granite unless it’s at the mausoleum or cemetery. It is just too busy for small kitchens, and in large kitchens, well, it makes them look like a mausoleum!

Hi Janice--You've hit the nail on the head with this post.  The, "It has been fine for me/us for the past 20 years" and "The buyer can make whatever changes suit them" mentality just doesn't fly in this market.

Janice - great advice and and spot on! Make sure your home is updated when selling - turn key homes are  what people want these days - long gone are the days where buyers are looking for fixer uppers!

Very true Kristine. It's hard enough to get into a home without having to fix it up and with today's working couples they don't have time.

Janice -- you're so right.  Today's buyers want move-in ready, and they're not about to spend a lot of time making repairs or updating.  Sellers need to present the complete package and your post gives them some very helpful tips.
