See anything that sticks out in the chart below? Look at the 2nd Quarter in 2007 and compare it to the 2nd Quarter of 2011. It's a $100,000 drop in the median sales price in four years. Do you think now that you can list your 3 bedroom, 5 room ranch for $399,000? No.

Here is what I'm telling Lindenhurst NY homeowners: sell now or wait. It's that simple. How long of a wait? No one really knows. I am sure it's going to be at least 2 years minimum. We are far from a seller's market in Lindenhurst NY. There are 228 homes on the market in Lindenhurst NY. 31 homes went under contract in June. It will take a little over 7 months (divide 228 into 31) to sell these 228 homes. We are no where near a seller's market.

Keep in mind also that Median means 50% of the homes sold for more and 50% sold for less.

This is my fifth buyer's market since I have been selling homes in Charlotte and my second really deep recession.  The first one was the early 1980's.  Each time it has taken us 4 years to dig out wayout of the messes we create.  Here in Charlotte we expect to see a healthier market by 2013 or 2014.  We did not get the hyper inflation you guys did.  The same 3 bedroom 5 room ranch you have there will sell here for about $200k.

That is why we are getting so many people from NY, NJ and PA.  Llow taxes, great weather and a great lifestyle.  I moved here from New York in the 1970's when everyone here was at least from NC if not from Charllotte.  Now over half of the  people here are from up north.

Hope you market bounces back and you are able to get to the light at the end of the tunnel.

Hi Eileen, I would love to move to NC! Not ready though. I am sure we will see things turn around in 2014 maybe 2013.
