Getting your home ready to sell on a budget

Are you getting ready to sell your home? There are many simple and very affordable projects you can do yourself that can greatly increase your home's resale value. The first, and most obvious is to clean and declutter. Remove any personal items, unclutter countertops, organize closets, and make the home sparkling clean. Don't forget to clean all the windows inside and out too. Next, replace old and outdated curtains (or just remove them altogether). And as for carpets, make sure to replace warn carpets or shampoo them if they are just dirty. And finally, make sure to repair any floor creaks. Many forget this step and when buyers look at home with squeaky floors, they often wonder if it is a structural issue.  

 
After cleaning, move on to staging. You can easily rearrange furniture and bring in new accessories and furnishings to enhance rooms. On the exterior, punch up your home's curb appeal in the front and back yards by adding new mulch, bushes, and flowers and don't forget to ensure current plants and grass are well cared for and manicured.

 
If you have some small repairs to electrical and plumbing get them done now. Fix any leaks, remove mildew stains, and repair lights or outlets that don't work (and make sure all lights have new bulbs). These are all simple things that can be done on almost any budget and will surely help your home to sell faster and for more money.

Most sellers just need to be told what to do and they will.. the ones that won't, i find, usually really don't want to sell

Sheila,

I like your post because it's clean, simple and just enough information to get people started on listing their home. I think it's important to remember that because of the state of the economy, people can't afford to spend thousands of dollars on granite, and things they will never enough. If the house is clean and functional; if it's priced right and people can walk away with enough money to start over, then this is the best advise you can give them. I'm clicking suggest because your post is just perfect!
