Luxury Home Sales in Denver - June 2011
Sales of luxury homes in Denver (City & County of Denver) over $1 Million had the exact number of sales compared to May 2011. Fourteen properties were sold, however, the days on market decreased significantly from 172 to 106 days. The average price sold decreased slightly from $1,365,667 to $1,327,018.
Sales of luxury homes in the entire Denver Metro Area was 48 considerably increased from May which had only 37 sales. The days on market decreased in June from 303 to 222 total days on market, and average net sold price increased from $1,499,997 to $1,518,006. There was one home listed in Golden for $2,000,000 that was on the market for 1,166 days, a little over 3 years. There were seven homes that sold under a week!
The highest sale in the Denver metro area for June was Carmelo Anthony's property which sold for $6,180,000 in Littleton. This property had 8 bedrooms, 15 bathrooms, built 2002, had 16,793 square feet finished on the upper floors and a fully finished basement adding 4,290 square feet to give this new buyer 21,083 finished square feet. This property was located on 5.74 acres, 7 car garage, guest house, sound studio, 3 stall barn, pond, theater, gym and a well on the grounds.
Of these luxury home sales, five were distressed sales. Three were short sales, and 2 were bank owned foreclosures. Both foreclosures went under contract within 10 days.
