What not to do in a real estate video! Where's the agents common sense?

By
Real Estate Agent
This is by far one the most horrible videos that I've seen for a home.  I'm shocked that the listing agent thinks this would be of some value to a buyer.  I'm going to use it to discuss why this is NEVER a good idea no matter what.  How can this possibly sell a home?

Does the seller know this disaster exists and is on YouTube?
Photo of garbage cans and recycling bins on the patio?   And this is good because?
Kitchen cabinets all open like a photo requirement for the bank in REO's.  Why?
Is that drywall dust on the hallway floor?
Beds abandoned in house .... Wow!
Garbage bags in the bedroom .... how novel for this hovel!

This goes beyond the need for staging advice.  Where is the common sense?

Tell me what you think and try not to use the word 'pathethic' too many times in a sentence.

You can also add disasters you've found in your area.

This video looks like it's documenting a massive theft!  Shame on the listing agent!

Hi Lyn,  That has got to be a bank owned property - right !?!?   Surely the agent didn't look at the finished video to see if it presented the house well.     Hope your 4th is the best !

Um.....the music is good.  LOL!  I don't believe the video will spark any buyers' interest so what's the point of posting it, I wonder.

It's not too bad from the prospective of the house being shown in the "how you'll see it" light.  If it were me, I'd probably remove some of the "clutter"  before filming.  Kinda like take the photo of the bathroom with the seat lid up.  The video does nothing for me, and wish they would have added a few descriptives -- I had no idea what was what in that place.

I think it would have taken less than 10 minutes to fix that house so the video showed better....or at least photoshop...

Julie:  Police pics turned into a video? LOL.

Bill:  No REO, but you'd never know it by the pics. Short sale the MLS said. Nice that THIS short sale tried to have a video. In my area they get no marketing whatsoever.

Carla:  If you can't figure out what's there how can a buyer?

Cindy:  Agreed, in fact in it's present condition I wouldn't have taken any pictures.

Suzanne:  Just a little effort like Cindy suggests it could have looked different.

Mary:  Should have called the post, How Not to Market your Listing!

If it's a short sale, the sellers should have some interest in appealing to a buyer. Maybe they just hadn't quite finished moving out when the agent decided to shoot the video.

Even so... it's in the agent's best interests to get a buyer, so why not shut the cupboard doors and take out the trash?

Wow-that's pretty amazing.  Do you know the Realtor who put this together?  Do they realize their bad taste??

Marte:  Seems like a common sense problem to me. A video is supposed to show the properties benefits.

Cindy:  No I don't know the agent but I'm sure if I sent an email it wouldn't be well received. Maybe she'll see this?  She released this on YouTube that's how I picked up on it.
