Brookside Gardens Photographs & Tightened Condo Rules

FHA Condo Guidelines:  "FHA tightened its rules on delinquent homeowners' assessments to include all units -- even foreclosed properties owned by banks.  Some banks don't pay homeowners' assessments on REO.  If 15% of units are 30-days or more behind on the assessments, the condo won't qualify for FHA-insured financing."  National Mortgage News 

Where is Brookside Gardens?  It is located in the Wheaton Regional Park in Montgomery County, Maryland. www.BrooksideGardens.org  It is a favorite destination for Dolores and me.  Now is a good time to take your family for a visit and enjoy the Wings of Fancy butterfly exhibit at the Conservatory.

Great tip on FHA and Associations. I did not know that it would effect the FHA loan. Your pictures are awesome, great close ups of the butterflies.

Good Wednesday morning.  Condo buyers and sellers need to be very much aware of the delinquency percentage on COA dues and assessments. This regulation will eliminate FHA financing as an option for many communities.

Good info, Roy. I don't know if the associations themselves are aware of this. It will cause problems for buyers.

Good morning to all.  When real estate professionals list condominiums for sale, all should ask about the delinquency rate.  If FHA financing is common in the area, as it is in Maryland, a 15%+ delinquency rate can cause severe marketing issues.
