Brookside Gardens Photographs & Frederick County Statistics

Frederick County, Maryland Real Estate Market Statistics:  During June, there were 258 closed sales, down 8.83% from last year.  The average sold price was $247,238, down 9.76% from last year, with an average of 101 days on the market.  The median sold price was $220,000, down 8.33% from last year.  The average sold price was 89.81% of the average original list price.

There are 1,251 active listings of homes for sale in Frederick County, MD.  46 (4%) of the properties are lender owned foreclosures and 238 (19%) are short sale pre-foreclosures.

Where is Brookside Gardens?  It is located in the Wheaton Regional Park in Montgomery County, Maryland. www.BrooksideGardens.org  It is a favorite destination for Dolores and me.  Now is a good time to take your family for a visit and enjoy the Wings of Fancy butterfly exhibit at the Conservatory.

Good morning.  Thanks, Kristine, for sharing your beautiful photograph. We are having some hot weather in Maryland.  Real estate professionals need to keep a close eye on their clients to make sure they do not become ill in the heat.

Hopefully June was a bit of an aberration in your area. Selling prices 10% or more below original asking price gives me some cause for concern. July should be better! Love the betterflies! Enjoy the day!

Good morning, Wayne.  Your observation on sold prices more than 10% below the original list price is correct.  That would normally mean a soft market that would be to the advantage of home buyers.  It has been a buyer's market in the area.

With all the rain we've been having, there are lots more potential breeding grounds for mosquitoes. Did you know that in order to breed, mosquitoes need a still water supply that's been around for about five to ten days? They don't breed in moving water or in places where standing water might evaporate in a day or two. You can interrupt that breeding process by dumping water every couple of days from birdbaths, pools, fishponds, unused flower pots, grill covers - anyplace around your property where water might accumulate. The City maintains a webpage with lots of information and helpful links about mosquitoes and the health risks they can present. Explore it all here.
