Gotta love inaccurate info on the MLS

Last week a home came on the market that seemed to match my buyer's criteria.  I made an appointment via the showing service and we hustled out to check it out. When we got there the lockbox is no where in sight.  I called the listing agent and he very nonchalantly mentioned that he needed to get out there to put the lockbox back on.

My clients and I left but wanted to come back.

The MLS description:  EXCELLENT OPPORTUNITY-BRIGHT AND SUNNY TOWNHOME WAITING FOR IT'S NEW OWNER.THE PROPERTY NEEDS SOME SPRUCING UP BUT HAS LOADS OF POTENTIAL

When we finally got in yesterday and opened the door - this is what we saw!

No roof

This extended throughout the entire unit.  We kept walking through and got to the master bedroom and once again we were stunned by what we saw.

There was no ceiling in here either.  As someone with allergies I really don't like when I am not warned to the potential or mold or mildew in a home.

 

The description may have downplayed the problems with condition.  However, the more interesting thing was that this was not a 2 bedroom, 1.5 bath home as the MLS indicated.  It was a 3 bedroom, 2 bathroom house.

Makes you wonder if the agent has ever even been in the listing.

Wow, that is really gross misrepresentation and what a waste of time for most agents showing that listing!  I take it there were no pictures on the MLS. The description is always subject to personal interpretation and some agents can glamorize anything but the factual bedrooms and baths should never be wrong!

I think this place needs more than some sprucing up. Can you ask your MLS to send a correction notice to the listing agent? At least for the bed and bath count.

Ummm, sprucing up is a MAJOR understatement!  This falls into line of a blog I have been trying to figure out how to write.  What a total disservice to the client AND to the public.

This is a huge pet peeve of mine!  Especially when you show up and there is no lockbox when the mls says there is.  A huge waste of time for everyone.

Whenever I find undisclosed mold in a house the listing agent gets an angry phone call. This really ticks me off.

Mike - I think WOW says it all

Sherri - believe it or not there were several pictures, they just managed to avoid showing the facts

Chuck - never understand why they misrepresent the condition

Debbie - I let him know, if he doesn't correct it I will send to MLS

Brenda - might be the understatement of the year

Christi - I was mad that there was no lockbox and he wasn't even apologetic

Laura - I think fines should find this agent

Hillary - luckily I have a congenial buyer

Richard - Undisclosed mold really makes me mad as well

Dr. Stacey what a waste of your time.   Today I was looking for listings to show my new buyer client and ran across several listing with snow, can you imagine snow in July in the North East?

Argh, this drives me crazy - what a waste of everyones time to get out to the houses that has been listed and says it has a lockbox, to find out the agent just hasn't gotten around to putting it out there yet.  Then the mls needs to say that!

I know that was just the first of your complaints, but that is one of my biggest pet peeves.

Stacey, apparently we have a new definition for the term "sprucing up"....I've actually started calling the LA's or depending on the degree of bad info in the "remarks" area, reporting infractions to the local board...I've had enough with this stuff.
