Fresh and new are the key! and carpet is cheap, and will probably return at least the cost since a buyer assumes a $1,000 repair will cost them $10,000...
A nice paint job does wonders to these tried homes.

I think that the cabinet hardware is so awesome... it make a HUGE difference!
Phyllis -- each point is great advice. I might add two other important factors: de-cluttering and making a home accessible --- key to a successful sale and (hopefully) a closing.
Great suggestions. My favorite upgrade is crown molding.
Great points for tired homes that have been on the market too long, or those wanting to list soon that are not quite ready.

Phyllis--we can't remind sellers enough times that open, bright, fresh and clean sells. Still amazes me when I walk into a property and see everything but that!

Phyllis, This is a very good list.
Another inexpensive update that is often overlooked is to install new lighting fixtures. Of course, while most people could do this themselves if they are careful it is best to leave the job to a professional to install. Still, changing the fixtures provides a quick, low-cost and dramatic update!

I think some of the cheapest ways to update a room is through fresh paint (which I just blogged on) and fabrics.
They are probably the easiest ways to update a look, but too many people think that updating is expensive, and overlook the obvious.
New painting software tools now make is so much easier to make choices, and to see the results before you even purchase a single drop of paint!
