Here's the June 2011 Real Estate Market Report for Berthoud CO:
June Property Sales were 15, up 50.0% from 10 in June of 2010 and 87.5% higher than the 8 sales last month. June 2011 sales were at their highest level compared to June of 2010 and 2009. June year-to-date sales of 63 are running 28.6% ahead of last year's year-to-date sales of 49.
The Median Sales Price in June was $238,000, down 4.6% from $249,500 in June of 2010 and up 4.6% from $227,450 last month. The Average Sales Price in June was $261,630, down 0.9% from $263,900 in June of 2010 and up 17.2% from $223,163 last month. June 2011 Average Sales Price was at the lowest level compared to June of 2010 and 2009.
The Total Inventory of Properties available for sale as of June was 108, down 3.6% from 112 last month and down 8.5% from 118 in June of last year. June 2011 Inventory was at a mid level compared with June of 2010 and 2009. The Days On Market (DOM) for June was 111, up 40.5% from 79 days last month and down 14.0% from 129 days in June of last year. The June 2011 DOM was at its lowest level compared with June of 2010 and 2009.
