It's the old part time/full time agent debate AGAIN.  I think my response to the original post bears repeating, so hear it is.

My belief is that there are FAR MORE full-time elitists agents and nay-sayers than their are incompetent part-timers.

I think that those who judge part-time agents are really revealing their own insecurities and looking for someone, albeit anyone to blame for their own lack of success.

Furthermore, for full timers that view part-timers as a competitive threat, it would seem that by virtue of available hours, that other full time agents would be far more a competitive threat than part time agents.

And finally, I think that those who shun their noses at part time agents have a sadistic need to elevate themselves and their value at the expense of others.

The debate about whether people should be allowed to be real estate professionals on a part time basis rages on. What interests me about this issue isn’t so much who’s right and who’s wrong but what motivates the points of view from either side.  I believe when we look closely at the people arguing against part-timers we find they’re usually motivated by self-interest borne out of their own waning competitive edge in this business.  They mask their elitist, anti-competitive views in essentially hollow rhetoric.

real estate career gabrielle jeansPeople on the “no” or “nay” side of the question usually stereotype part-time real estate professionals.  To the nay sayers all part-timers are lazy, know little about real estate, rely on getting business from friends and family, and price their services low to undercut competitors.  Therefore, the nay sayers think all part timers are stealing business from the full-timers and not serving their clients or the general public well.

I lean toward agreeing with the nay sayers during periods of the real estate market where this part-timer stereotype is often found in reality.  During the recent boom in the real estate market (especially in the US) and with a seller’s market and plenty of buyers to go around, naturally this type of market will attract the “something for nothing” people.  It attracts the people who (like real estate or stock market speculators) jump in when times are great in hopes of making a quick buck with little effort.

But now, with the market having shifted over to the buyer side, it ups the ante for all real estate professionals and forces them to improve themselves to stay competitive in the business.  This naturally weeds out most of the “something for nothing” part-timers who never had a competitive advantage to begin with other than a booming market that would inevitably settle down.  When the gravy train stops, professionalism and expertise comes back to the fore.

I know from experience that it’s exceedingly difficult to start a new business from scratch, especially without any prior experience in the field and limited funds to back yourself personally along with your new venture.  That’s why starting out part-time is a great way to go.  Being self-employed full time is so different from being employed by someone else and so much more difficult that so many people need to go through a transition process, a weaning process from dependency to independency in every sense you can imagine.

I started as a part time agent until I saved up enough funds in reserve to leave my full time and become a full time Realtor.  It worked well for me to save the money before taking the jump to full time Realtor.  I have been a full time Realtor now for 10 1/2 years.

In the end, here's how I look at it:

It's either Full-time EFFORT or Part-time EFFORT. Where the person needs to be from 9am-5pm doesn't matter so as long as I, as the other agent doesn't need to make up for the other party to bring the transaction to close.

I recently did a transaction with a full-time fireman cum agent. He's professional. We closed. I could care less if he's full-time or part-time. I just want the transaction closed.

I have no issue with "parttime" agents who are competent and do their jobs. In reality, some parttimers probably put in more daily working hours than some fulltimers.  If the client is happy, served properly, and we as agents on the other side of the transaction get what we need in a timely fashion, where's the beef?? Bill the Engineer/REALTOR.

Cynthia many started out the very same way and rightly so.  I think the problem is when people forget where they came from.

I'm with you Loreena.  Competency requires a commitment (whether full or part time) and the commitment is what really matters.

Billthe Engineer/REALTOR® i hear you loud and clear and I'd be willing to go to bat for your professionalism and stardards.

I have mixed feelings. I agree a lot of full timers don't service their clients properly, as a lot of part timers are unable to service their clients due to another 8 hour job. It's not easy to show the listing of a part timer as they're not around to answer your call to get in. But, if one's working somewhere else for 8 hours, and has a life and a family, how can one service one's client's when one is exhausted and they're on one's back burner? Yes, I know some full timers are no different. To me, having a second job and a career in real estate is a bit like having an affair...neither are getting the attention they deserve. Can one be fully committed to both? Won't one, be it the other job or real estate, get less of you, even if only once in a while? Just my opinion ;^)"

Alex tell that to the full time agent (who I wish I could call my name) that:

  1. Never answers her phone
  2. Whose voicemail is always full
  3. Whose broker says she has the same problem with the agent (and is accepting of it)
  4. Whose job I've had to do for her when engaged in a transaction with her

I think the emphasis on part-time or full time is grossly misplaced in that (repeating) the part time or full time is not a requirement of COMPETENCY.

Moreover, I could care less if someone is part time or full time, because if they are incompetent than their status has no real bearing and I think that full time agents need to get a grip on that otherwise full time agent are just living in denial and need a fall guy to bolster themselves on a pedestal for which they built themselves.  I think that you would agree that full time agents are MISGUIDED if they truly believe that ONLY part time agents don't live up to a certain standard.

In as much as full time agents AND oart time agents can be capable of substandard performance, why is a distinction necessary in the first place?

I think you know where I stand on this issue.  The concern shouldn't be full-time or part-time.  The concern should be competence.  And many part-time agents are far more competent than full-time agents.

when it comes to part time or full time agent. It really doesn't matter unless the person can complete the job they were set out to do. If some one hire you, I should be fully commited to the task and give your best effort to make sure it done. A full time agent or a part time agent should not matter as long as you could go to the BANK in the END. ( Close the DEAL)

I LOVE what you had to say Charita!  It wanted to make me stand and applaud.  I wrote a blog a long time ago about being part time and do full time Realtors think they should have earned a purple heart.  It was rather brash and didn't get a whole lot of support as I was angry and felt attacked personally as a "part-timer". 

It always seems as though everyone jumps on the ole "let's bash the part-time Realtor" bandwagon when a post crops up about them and it simply drives me batty.  I have never once asked another Realtor whether they were part time or full time when I am working a transaction with them.  I am just praying that they are competent and that we can get together and get the deal done in the best interest of our clients. 

I am on a part time track now and will be until I can pay the bills and go full time, but I assure you, full time I will go because I absolutely LOVE being a Realtor.  As you told me...You either Love it or Hate it, there is no in between!

That's what I'm talking about Donna:  the bankability (new word) of the agent is what it's all about.

Brenda you probably should have felt personally attacked (that is if it were written in the angry, self-righteous tone that subject normally garners).  I've never asked that question either Brenda and can't figure out why I would want to know if the agent is part time or full time.  I'm still finding that their "ain't no in between" and I'm certainly on the lovin it end of the business.  I say Brenda, you do what you have to do for you and yours and let the angry FULL TIME bunch deal with their issues with agents that also have traditional jobs.  I got your back girl.

You know when I step back and think about it, I've had plenty of full time agents shirk work or responsibilities as well.  

It does depend on the agent.  Although right now I can say there is no way someone could do what I do part time.  It just depends on the agent and what their specialty is.
