Would you believe me if I told you   

                    The sky is falling..............  

                    The world is flat..............  

                    Football has an impact on my Real Estate market.     

Its true... at least for me it is and I wonder if you'd agree.   

For years now, when people asked me "When does the market start picking up".   I tell them... "right after the Super Bowl".  

Ahhh did I hear you say ...  "Dez you are a genius"....   No, but I think I believe the logic.  

Here is my thought process... follow me here.   

Do we agree that people, when first considering a move, generally go through some open houses to start?  

Do we agree that Open houses are Held on Sunday?  

Do we agree that when making a decision to move, if you are a couple you make the decision together?  

Okay than agree with me, that If its football season and games are on Sundays (starting 1 over here on the east coast).  Than it could lead to poor turn outs at open houses.  This could be as a direct result of Football.  

If the "initial shoppers" aren't out on Sunday because they're home watching a game that it directly affects the flow of the market?

                       Do you agree with me or just think I am a crazy football fan looking for an excuse not to do open houses till February???

Actually, I have had the same theory for the past few years.  I think you are dead-on with your ideas.  I know where you can find me on most Sunday afternoons during football season, and it's not at open houses.

Good point...Maybe I should hold Free Football Sundays at some of my open house...Wings and Beer.  Do you think I would have a turnout.  If not at least I want miss the game.

Your theory is my Football Law.  There is no worse time to hold an open house in Northern Virginia than when the Redskins are playing.  Agents always say the market starts to pick up in February - that is after the Super Bowl.  However, my Law isn't copyrighted so you are free to use it, Karen

You hit the nail on the head i think.Just this week i did an open on Sunday and most of the people that came in were woman without husbands.I have never sold a house without both being there,so i must agree with you here.

Desiree, I have football fans in the family who wont attend any family gatherings no mater how socially important they are. So I agree with you. Between football season and getting ready for the holidays, Realtors are toast.

One more reason to get our industry shifting open houses to a different day & time.  Killing an entire Sunday with a few hours in the middle of the day ruins many plans.  Some agents around here have tried the commuter open house times of 4-6 pm or 5-7pm on a weeknight but until everyone shifts it cannot really succeed.

What are these open houses that you speak of?  =]

Personally, I only care about College Football but IT IS a painto schedule during football season.  I have sellers refusing to let their homes be shown during a game. 

I just had a couple let their home be shown during the game and husband (buyer) and his agent sat down and watched the game with the seller while one wife showed the other around without the agent.  CRAZY!

BTW...still trying to think of 5 things about me but I really am kind of boring.  Not sure what to say about me.

Since we don't have good turn out at Open Houses, I can't agree or disagree. One company here started doing then on Wed nights. It lasted about 6 weeks and they stopped.

I think you just may be crazy. But then your're a realtor. And you may have a point. I do hold open houses during that time, and get a lot of women thru the open houses. If they like it they bring their husbands back. Can you tell I don't follow football

DEZ:  I agree that it can be a contributing factor to the slowdown in open houses, but it also ties in with a few other factors.  First of all, many couples that are looking with school age children try to close by late August so that their kids can start in the school district that they will end the year in.  This happens to coincide with the start of football season.  You also should factor in the holidays.  Even though it wouldn't account for a slower September and October, it definitely contributes to November and December being slower.  Finally, in the cold weather climates, weather is definitely an issue.  If people don't have a pressing need to close on a home, then many choose to wait to go looking until the spring, when it's more enjoyable.  Lastly, I think that open houses have been losing steam over the past year or so due to the declining market.  All of that being said, I'm sure that football season does add to the slowdown.

Too Funny.....I do agree and I too am looking for any good reason not to do an open house.  I had one this past weekend....in Philly and I tried for when the Eagles were off the week prior.....no go.  I had 1 neighbor and some stopping to ask for directions...UGH!

Dan - Even though I don't remember why .. oh yes i do.. the Jersey Girl comment.  Okay even though I am not sure we can be "friends".   I am glad we agree.  I think the industry as a whole should consider making changes to the Open House market with the change of seasons.    I think, like you said, if we all could agree to "shift" to a Saturday during the fall/winter months could be a value to our clients.

It's very difficult to get anyone to an open house on Sundays during football season around here! I had an open house this Sunday (against my better judgment) and my only visitors came during half time of the Bears' game. And they were neighbors & looky-loos. I try not to do open houses at all...turnout is so poor, and worse during football season! P.S. I think the spring market starts after the Superbowl too! :)

You are correct in your logic, but I have them anyway. The attendees are usually the woman. That is okay with me because theyare the one's who decide which house theyare going to buy anyway. The majority of the men usually say if she likes it or wants it, then it is fine with me. Just make sure I have a garage and a place for the big screen.

Des -  I somewhat believe in that logic. But....I also think that the buyers are more looking via the Internet and looking at pictures there.

As the years have been progressing, there has been less and less open houses out here. I think it is starting to be a thing of the past. Personally, I think it is a waste of time. More and more agents are finding this out.

The market trend surveys across the country are showing that open houses are starting to diminish.

Adam - The market is definately impacted by all those things.. the type of buyer, time of year etc.   I am glad you agree that if nothing else, Football season doesn't help the situation. 

Mana - We do brokers tours on Tuesday.. but they have been even less successful than the open houses

I have found that there is very little rhyme or reason to openhouse turn out here in Charlotte.  Of course, I haven't followed the football schedule.  Maybe I will have to t start following it.  I do know that no one shows up during race weekend when NASCAR is in town!

Desiree, here in my Lake Norman area open houses are not very popular so frankly I don't think any sport has an impact on our traffic.  In CA we would rarely hold open houses on a weekend that included holidays or significant events.  I hope you are right about the market but I don't think it will be the case around here!

I was told this from my former broker, the super bowl theory, doncha know?!?!!  Some things I have pondered, try having an open house with the game featured.  Kinda like a football party.  Also, major draws in our market as of late have been open houses near schools when school gets out.  Oh, the kicker, better have a "bank owned" rider on your signs.

Just observations since I am not huge on opens :)
