Then why on earth would you do business with one?   This is me, frustrated REALTOR who loves my clients and who works hard, everyday to make their dreams of homeownership a reality.  I am pulling my hair out because I have a client with whom I have been working  since the spring of 2007.  She is a wonderful, bright woman.  She has owned homes before.

Like I said, we have been in the building process since spring.  Last Friday was her close date...theoretically.

It all started a while back.  I and the builder we are working with had my client talk to our preferred lenders.  All was well.

My client then, decided to go with someone she heard about from a "friend."  Here we go.

That's fine, my client has right to choose her own lender.  My assistant started keeping weekly tabs with the lender to make sure all information that was needed was available.

Then, two weeks ago during our weekly check-in, the lender asked my asst for the appraisal.  What???  You, dear lender, schedule the appraisal.  So, I set up the appraisal with a great appraiser that I know and call the lender back to order it.

Then, we asked for a commitment letter.  We got told, "I gave that to you months ago."  Oh dear.  I explained what a commitment letter was and said that we really needed one.

Here we are on Tuesday.  No closing, the lender says it is in underwriting still.  They don't want her calling them bothering them anymore.

I'm sorry, did you ask why I am frustrated???   Because my client (whom I am loyal to) will not break up with her "lender."

She set a noon deadline last Friday, 3pm Friday, 5pm Friday, first thing Monday, end of the day Monday, noon on Tuesday and now end of the day today.

I have had it arranged since Thursday for one of my preferred lenders to take this loan and close it this week.  My client won't budge.

Her lender insists that she has been doing business for somewhere between 13 and 15 years (it depends on who you asked. She has given different estimations).  I had to talk her through ordering title, talking to the hazard insurance agent, ordering the appraisal, and my client keeps holding on.

It is sad really.  Like a woman who is sleeping with a married man.  A woman holding out hope that he really is going to leave his wife tomorrow, or next week, or after the kids graduate, or after...

It all brings me back to my original question.  If you wouldn't date a liar why on earth would you do business with one??

Thanks for the rant room!

Well, gee.  I have a "script" for people like this lender:  "You know, you're in a business where you are worth what your word is worth."  That makes the Liar, Liar guys go nuts!  Good luck.

Oy!  Maybe I will use that but that would mean that the lender would have to take my calls.  Right now that isn't happening.

Wow, I don't ever think I've had a lender ask me to stop calling.  Ironic, how the people who react the most negatively, like this lender, also tend to be the ones with the most to hide.

I have had that discussion with my client.  I have never had such secrecy around what the hold up could be.  Now, it is almost comical to see how long it is going to drag out.  We are working with a builder.  Fees will become mountainous soon.

Ugh, I went through correcting credit issues and we were on the way to closing when we find out the credit score was not going up but down they were not paying minimums at all and we never closed.

I talked to my client a few moments ago.  Apparently, now, the only hold up was a phone number.  I wish I knew the whole story but my client is quiet as a mouse about why we are protecting a woman, and paying a woman who is so obviously, not doing her job properly.

Hi Virginia,  After this is said and done, can you call the Better Business Bureau?  She really shouldn't be doing lending.

Well now, AMEN!  Liars seem to be the ones most folks listen to though, don't they?  Those who are the honest ones tend to be disregarded!  Thanks for commenting on my post!

Diane - Blows my mind!!!!  My client said her lender was overwhelmed by my continuous calls.  Like I am a pest or something...

TLW - I would just like to know how many underwriters have taken a gander at that file in the last five days and said, "Ouch, no way man!"  NEXT...

I have to say I don't know what it is these lenders get so much loyalty from clients....   is it just because they blow hot air at them??   Cause it amazes me when these so called lenders who don't know a hole in the ground yet the client sings their praises and they the rack them over the coals at the closing table.

Aw, I was looking for the remark your client made, that she was willing to trust you to pick out toilets but didn't want to talk to you about private financials!!!  you are the consummate professional, forging ahead to help her resolve the issue and get into the house.
