The September numbers for Trendgraphix have been released today by Lyon Real Estate. Inventory fell in the month of September by 1% over August of 2007. However, inventory has increased 8% in year-over-year same-month statistics. In the month of September, there were 15,106 homes for sale.

Mike Lyon points out an interesting fact. in January of this year, there were fewer than 100 homes in the tri-county region on the market priced under $200,000. Nine months later, that number has moved to 861 homes priced under $200,000, with 90% of that inventory located in Sacramento.

As I stated earlier this fall, investors are coming back into the marketplace, which I take as an indication that the market is near the bottom. True, investors have different motivation than home buyers, but both want a good deal.

Trendgraphix also reports the average price per square foot dropped 4% in September to $203 per square foot.
