Just a short while ago I represented a Buyer who wrote an accepted offer for a home NOT listed on MLS. The home had not been listed on MLS because of certain 'preferences' of the Seller. Whether or not that was the best decision for the Seller is the Seller's judgement, as I did not offer any agency.

 

The biggest 'elephant in the room' was, in my mind, a feeling of 'mis-trust' by the Seller toward Realtors bringing in Buyers to place offers. Perhaps the Seller was unsure if an offer was 'fair'? ...perhaps it was the Seller's fear of the whole process as they did not have representation?

 

Whatever the reason for the Seller's underlying feelings at the time, it was not my concern as my role was representing the Buyer's best interests.

 

The lessons I learned are 1) Remember who you represent   2) Treat the other party with due respect. You never know who might be contacting you in the future to list or to purchase. Word gets around.

I totally agree with you.. No matter what we need to respect all parties and wish the best for all parties.. However, very interesting and tough situation to be at..
