I am always looking for my like kind wherever I go. In this instance, it is people who do business that love people first and business after that. In other words, to make sure someone gets all they are entitled too while I get mine too. I strongly believe and have said it many times....there is enough for all

ONE OF MY LISTINGS

I have a short sale that will take as much as 90-120 days to get approval. The reason is that US Bank will not work concurrently with the second for a settlement letter. They want settlement first with the second, then they will proceed. The second is with B of A, the worst bank in the history of Banking when it comes to people

SHORT SALE TIME FRAMES

Consequently, dealing with B of A should take about 45 days if they haven't gone postal. Then, hopefully another 45 days for US Bank even though the horror stories abound here too. I will know soon enough. Meanwhile, I have the place listed and have met many types of people...but all no takers

I got an email from a man who read the agents remarks written by me:

MY AGENT REMARKS

We have a nice short sale home where lenders will have the final approval on price, commission and time frames. Buying agent commission will not exceed 2%. All information offered is to be verified by buyer or agent to their satisfaction. Please, I need to cross qualify your people before contracting. Looking for fast close allowing for bank timing. Make sure you buyer can go 3-4 months until approved with earnest deposit. Serious, professional response is appreciated.

HIS RESPONSE:

I am an agent with xxxix looking for a property for both myself, as well as for a client investor. I would be interested in your listing for 180-190K. The offer would be all cash with a 25K EMD.  I’m not after the commission, just the property, so you can double end the sale or if you prefer have me write the offer and pay a referral back to you. You requested a professional response so that is the reason for this email and not an initial request to see the property and disturb your clients. Please let me know if you would like to pursue having me see the property and making a formal offer. Thanks for your consideration.

WE MET UP

I responded and we met up. After a walk-thru, he said he would wait whatever time it took and asked how I wanted to proceed. I said I want a $1000.00 to hold the property, and if you change your mind for any reason, you lose the funds. He agreed. To make a long story short, he gave me the $1000.00, and we shook hands, and he said to me:

LETS DO MORE BUSINESS

I have an investor client who has $400,000 in cash and he willing to buy something right now. I also have other funds as well. Can you help us? I said of course and he said how happy he was to find his like kind and do business. He prefers in dealing with straight-up people and he was happy to find me....My response"

Sir, I am happy to have found you......

Christi....thank you. I am sure your style is something to behold as well...As to dealing with the Prince of Darkness (B of A), I got plenty of holy water ready to go should they try their dark forces shenanigans..lol
