What kind of Buyer are you?

Nothing better than a friendly, fun and faithful Buyer. Believe me, I know that we have ALL had Buyers from both ends of the spectrum. So... lets make this a public blog and talk about the different types of Buyers. This might help Buyers out there see themselves as we do.

INTENSE: They are quiet and don't share anything with you. As their agent you have no idea if they like the house, hate the house or could care less. Its funny because the one you thought they liked the least is the one they actually end up writing the offer on.

NOT SERIOUS: We are just looking. But we want you to take us around and spend hours and hours with us. Use up all your gas and we quite possibly will never buy a house from you. You keep in contact with them. Send them reminders, emails and calls. One day they say "Oh, we bought a house and use the agent on the sign" UGH.....

HARD TO CATCH: They are too busy to schedule a day of showings. They hardly return your calls. But out of the clear blue, they call you at the worst time and want to see a house on the other side of town RIGHT NOW!! They are sitting in front of it.

EXTREMELY PICKY: Every single house has something wrong with it. They want the PERFECT house yet it does not exist. The house may have ALL the attributes they are looking for, the best neighborhood, the right floor plan, the price is great BUT there is always something - the walls are too dark, the carpet is all wrong etc... ALL fixable items...Generally cosmetic issues.

 

ANALYTICAL: They find the best house for them. They love it. It is exactly what they want. The price is right, the terms are great. The payment is within their range BUT they talk themselves right out of it. Maybe I need to wait and rent for another year even though the rent is $200 more than MY house payment will be. MAYBE I could do better. MAYBE I can find a better deal or better house.

NOT A CLUE: I want a single story home. I want 2 bedrooms and 1 bath. I want to live in this specific neighborhood. I only want to pay $120,000.00. I want a payment of $800.00 a month. They have you show them every house available and spend a month looking at those types of homes then drive by a 2 story, 3 bedroom 2 bath house. Its in a different neighborhood and the price is $20,000 more and the payment is $1100.00 WHY DIDN'T YOU SHOW ME THIS HOUSE? Its perfect !

CUTE AND ADORABLE: Everything is cute. They are young and can only see what is in the future. As they step over dead cockroaches, overlook the mold on the walls, ignore the peeling pre-1978 paint, the olive green carpet and the fact that is has been on the market over 3 years ! Its PERFECT!

FRIENDLY, FUN & FAITHFUL: They think they know what they want, but they are open to suggestions. They are excited but have real expectations. They are smart but allow you to be the agent. They help with finding their new home but welcome everything you do and appreciate it. They know their budget and how much they can be flexible. They see the home for the value, the bones not just the pretties. They are prepared and have a great demeanor about everything. They commit themselves to you as their agent and in return you commit yourself to them to be your best, do your best and help them achieve the closing with the least amount of stress. They are fun and friendly and within one day in the car together you feel like old friends.

As I wrote this blog I was laughing hysterically because I have an actual real person NAME for each of these types of Buyers. I know who they are or were. I enjoyed each one. Some cost me a bundle and bought no house, others worked me to the bone and decided to wait. Others I worked hard but got the deal done while others I felt like I got paid to enjoy their company.

To all the Buyers out there... Don't be offended by this blog but be open to it. Be reasonable. We as agents are trained to do this very job and do it well. When you find that agent that works for you, treat them with the same respect you would like in return. Remember, we do not get paid unless we close the deal. Respect our time and the money we put out in gas and research. Be loyal to your agent and if you started a relationship with an agent you like - be faithful to them even if you decide to wait and come back 3 months later. They will appreciate it greatly.

Sherilyn....see that you got your computer up and working with you; shucks, thought this might be a chance to dis ATT.  We, too have been bounced around and off by them--so just assumed. 
Now this post is very good; filled with information and insight; and fun. Love those graphics used --a picture is often worth a 1,000 words isn't it. 
People do come and go in the Rain; the best part is when they come back and post.  You were busy and that is good news after all. Have a great rest of the week.
