Does this sound impossible? It’s not! It’s important as an agent that you “reposition” yourself and the services you provide for this market. I did it and you can too. Let me explain.

I read an article in the Washington Post newspaper in January of 2010. It talked about how real estate investors were dominating certain areas of the market in Washington, DC. The reason was simple; they paid CASH!

I decided to see for myself. I made a determined effort to go after attorney’s that did probate cases and I was successful in getting several listings. That’s when the fun began.

My first listing was a detached house on 13th Street NW. The property needed substantial work. The Personal Representative of the estate was exasperated. She’d spent nearly $10,000 on roof and other repairs and the roof was still leaking! I advised her not to spend another dime and she was relieved.

I listed the property at $310,000, which I felt was high for the area. My phone began to ring that very day. Within two days I had multiple offers on the property. Every offer was a cash investor except for one. Much to my pleasure an investor called me that was not represented by an agent. He wanted to use me as his agent. I’d had the foresight to have my seller agree to dual agency and so I got both sides of the transaction.

The contract was ratified for $287,500. My buyer closed in 7, let me repeat that 7 days! However, there was a issue at settlement. Unfortunately, I couldn’t find a parking space at the settlement attorney’s office and I was a few minutes late. When I walked into the conference room, he was handing out the disbursement checks. He promptly handed me my commission check and thanked me for coming! The closing took less than twenty minutes! I was hooked on working with investors.

If you’re not working with real estate investors you are missing out on a large and arguably the best segment of the market. Two recent articles place investors at 33% to 50% of the current residential market. Your survival depends on getting your fair share of this large slice of the pie.

Investors pay cash which means you settle and get paid a lot quicker. And, investors are “repeat” clients. Imagine having just 4 competently trained investment clients. That brought you 3 deals a year a piece on average. That’s 15 more closings a year in your back pocket, with an average commission of say $3500. That’s $42,000 additional income to you. And remember these deals don’t take 45 days to close!

That’s a new car or your mortgage payment for the year. That’s piece of mind from bill collectors or your kid’s tuition.

The investor “niche” is going to be around for a long time. I plan on being there to, how about you?

Great article! I like that you presented a specific example of working with an investor and how it can help agents make more money.
