  Thinking of buying your first home?

Your reasons should determine your strategy.

You should first weigh the benefits of  Renting vs. Buying. In the long-range view Rents tend to rise whereas Fixed Rate Mortgages stay the same.You may need to settle for something smaller if you purchase so that it remains affordable. You may need to accept a further commute and all of its associated costs.

 But there are Rewards:

  1. Appreciation-you will presumably, in time,end up with a property worth more than what you paid for it.
  2. Leverage-you benefit from the appreciation on  property you haven't yet paid for
  3. Tax-breaks

 There are also Risks you should be aware of:

  1. Potential decline in value
  2. Lost Opportunity-other investment rising higher and faster
  3. Maintenance-taking care of upkeep on a home costs money
  4. Reduced Mobility-Real Estate is not a liquid asset

  YOUR STRATEGY

 How much home can you buy? village 

  1. You need to clean up your Credit- the Lender will scrutinize.
  2. You will need to Pre-qualify- it should be free and may be done over the phone
  3. When you meet with your Mortgage Broker - you will need tax returns, pay stubs, and other financial data
  4. Find out how many and which programs you qualify for and weigh the options.

  Choose an Agent- The Listing Agent of a property you are interested is working for the Seller. You need an Agent who will be working for you. Ask what kind of Agency Contract they offer and what compensation they expect.

  House Shopping- Do Not Start With Price -That age old adage Location,location still rings true. Another important criteria is the condition of the property.

 Price can be negotiated! A good quality home in a good location can be altered for your specific needs in the Future.

If I could afford the housing prices I'd move to NH in a minute!  But the prices up there are 3 times what they are here - minimum!

I don't like the dual agency role.  It's too fine a line to walk.  When I receive calls that develop into a client I immediately tell them that I would rather they meet 3 other agents from my office and choose one to represent their interest.  It keeps me from having to walk that tightrope.

Carol...housing here is expensive you are right on that one.

Tha whole agency question is a sticky wicket. Our office doesn't do dual agency. We represent our Sellers.....so if I have a Buyer Client that is interested in one of our listings they know they have the option of retaining another agent to help them on that particular property.

Joan, This is good information to share.  I personally would never rent (and actually never have) if I didn't have to although I realize many must.  But I've had friends that have literally rented for 20 years and will have nothing to show for it.

Hi Carol, Just a little note. This is my belief if your state laws are anything like California: You might as well represent them yourself as Dual Agency is Dual Agency and any agent from your office makes it Dual Agency. Liability is the Same. As an agent you are representatives of one broker and are considered the same as the broker. At least that is true in California so check it out for Ohio. Just thought I would add this in to Joan's post for you to verify.

Carole....Rental does work for many people especially those who don't want to be tied to home maintenance, and for those trying to save to purchase or those who don't qualify....it does have it's place. But owning definately make more sense financially.

Very nicely done!  I am rating this post a 5.  I think things are difficult for buyer right now.  I keep seeing very overpriced homes on the market -- sellers not getting they are overpriced and withdrawing their homes from the market, some condos owners deciding to rent and wait it out -- it is really tough right now!  But I can tell you I know of a great opportunity in Nashua NH if someone is looking for a new home a built by a wonderful builder for somewhere int he mid 400's!  Joan, if you know someone, you CAN get a referral.  I am not connected with this builder -- just at the right place at the right time.

Thanks for the rating Joan.. I don't know of any Buyers looking South or in that price range! I agree the whole system is still in an unbalanced state! I hope it evens out soon...the Agents in our area are getting pretty good on the pricing lately...I think we all "get it" around here!
