Home Staging Tips in Palm Beach County... I Think I Need a New Room for My TV!

How Big should a television be?Last week I wrote about using a Home Stager to Help Your Buyer Make a Choice.    One of the questions that my client asked was "will a big screen tv work in this room?"

Let's face it... we're all TV fanatics... cable news, sports, reality shows, the Discovery Channel, and of course HGTV!  And with High Definition television you can sit relatively close and not lose much quality. 

As a rule of thumb (from the videophiles) the optimal distance would be no closer than 1.5 times the screen size  and no further away than 2x the size of the screen.   So for a 50" screen you'd want to be no closer than 6.25 feet and no further away than 8.3 feet.

If you're moving into your new home:

1. Decide which room will be your primary "media" or family room.
2. Take into consideration the furniture you will be using for that room.. the style.. its size
3. If you already have a media center or entertainment center, don't forget to allow for at least 1" around the sides and top for ventilation
4. Stand at the entry to your room and what's the first thing you see?  If it's a huge screen staring at you ... decide if that's what you want to see when you walk in the room.    Is your television taking over the room?

If there's a move in your future... where and how large your television is might make a difference.  It isn't that Buyers will judge you on your televsion set... But you don't want your set to rule the room.

These are good tips for homeowners who want to optimize their placement of the TV in their family room or media room.  What's funny is that I've seen audio and video geeks break these rules.  I went to a house last week where the owner put a 55" flat panel in a room about 11' wide.  It felt cramped.

Kathy-great advice-I am very sensitive to "Size Matters" and have been in the situation where a client insisted on an enormous TV that has overwhelmed the space.  Even if it's a flat screen, it requires space around it for all the additional equipment.

BARFF- I may have to go back and look at my titles.. Hm-m !

Richie- some recommend cutting out a piece of cardboard the size of the television you want to buy and placing it where you would put it. 

Lisa and Robert- with the newer HDTV's out,  you can sit closer without the distortion you'd get with previous sets, but I'm not crazy about sitting in a room where I feel like the set is some big entity in the room.

Rebecca- thanks!  I staged a home that had a large flat screen in every bedroom and the family room as well. It was tough trying to stage around them.

Bryan- me too!! We were invited to a friend's house a few years ago, just after he'd purchased a HUGE set.  It was painful trying to watch it because the room was narrow and the screen was on the long wall with seating opposite it.

Michelle- I bet you are, and really it's more about how comfortable you are viewing it.

Michael- I wasn't sure until I looked into it and those figures were pretty much the same, but of course, there's always variations.

Joanna- you're absolutely right.  And, there's nothing wrong with that if the owners like it... but it becomes a distraction if you're selling your home and the focus in on the tv.

Kathy, Our living room is our media room as well and while my husband would disagree with you on the size of TV, I am with you on this! Congrats on the well-deserved feature too!

Kathy, I see so many TVs of varying sizes. Some homes seem to have them everywhere! One million dollar plus home had a huge one in the living room for their son to play video games.

This is great info.  I think many folks buy the biggest TV they can afford without any regard to the size of the room or where to place it in the room.  And when you go to list the house, it can be one of the hardest items to convince a seller to downsize or store elsewhere.

I would have never thought the 12 feet from my 46" screen was too far away.  Hmmmmm.

Wanda- thanks.. and oh I know what you mean.  We once had one of those Sony tv's in a big cabinet.. I hated decorating around it.

Janice- there's good info on television but it's hard trying to work or decorate around them.

Jennifer- I think they want to make a true media room out of a standard sized room and sometimes it just doesn't work.

Evelyn- why is it I have a feeling that I'll be getting calls from a lot of husbands out there.

Tammy- hey... if it works for you and you're comfortable with it... what difference does it make.. right!

Great advice Kathy - we have 4 TV's in our home and I refuse to put one in our formal living room - it would ruin the whole look!

Norma- I found that information on more than one site but I wouldn't start moving things around too much if you're happy with where your tv is.

Shar- I'm reminded of a scene from Frasier when he bought his dad a mega-monster tv.  Men go wild buying these the week before Superbowl!

Kristine- I agree... you need at least 1 room without one and a formal living room should be just that.

Hi Kathy, I wanted to click suggest because I found it to be so helpful to me; however, there was no button to click suggest.

In any case, I'm so happy to read this that I just had to bookmark it. I get lots of buyers asking me questions about the flat screen TV all the time. The problem is, I never know what to say. For many years before and after moving to Texas (or becoming a Realtor) I didn't have a TV. I finally broke down and bought a small 7 inch television in 1997 and I still have that one. It's the only one in my house and for me it's perfect because I'm rarely home to watch it. So when people ask me these questions about the flat screen TV, I'm clueless!

Thanks to you, I now have a reference to go to and to share the information with them, just because of you. Thank you so much Kathy. It's been very embarrassing for me and I didn't know how to handle the questions.

You know, it's funny this hasn't come up for me yet in the last 1.5 years of part-time staging. I have yet to see a home where the TV was really a problem . . . except for one semi-vacant with an old box TV on a cart that the owner did agree to move out. But you bring up some good points! Thanks!

Patricia- thank you for wanting to Suggest it.  Wow... you are very special if you didn't have a tv until 1997!!! It is my understanding that with the newer HDTV sets, you can sit relatively close to the set and there won't be as much distortion as in the past. 

Amy- it isn't always the case but I've run into some that were not only big but had wires and cables all around connecting recorders, games, etc.  Very distracting. 

Wayne- Just like a man!  What else can I say!!

Kathy--great post and I agree with Julia about bookmarking it so that I have exact numbers to give clients.  I just don't understand why size is the one thing that doesn't seem to matter when buying a flat screen.  It's like the TV is huge and just make the furniture work with it.
