“Could’a – Should’a – Would’a”
I’m running into more and more sellers who just can’t come to grips with the reality of today’ market and the demand on sellers to price their home with today’s market in mind. Inevitably, at some point they go into what I call the “Could’a – Should’a – Would’a” scenarios. I’m sure you have heard it too, I could’a gotten $30k more just 15 months ago, or I sould’a taken that first offer, or my favorite, I would’a priced it lower if I had known it was going to take so long to sell.
I empathize with these sellers, as this is real money they have lost. Most are at an age where they are no longer working and cannot make up lost capital. Nevertheless, the current market dictates what a home is worth and what it will sell for and this cannot be wished away. Could’a – Should’a – Would’a does not have a bearing on what we need to do today to get the property sold.
