I am like the best friend you wished you had - I will be totally honest (but kind) with you - always.. WHY? Because you trusted me enough to ask me to represent you in the sale of your home, and I invested a nice sum of money presenting your home to the local real estate market through professional photography,a luncheon and raffles to the agents, videos, open houses both public and more and more broker's open houses (remember the wine and cheese party?).. and that might mean giving you some unpleasant feedback, some stats, some suggestions. If I were NOT to do those things.... how can we have a working partnership?
Clients called me two days ago, and asked "that we do not lose contact after the sale of their home..." I feel the same way.. We have joked, discussed, I have defended my actions, but each time, they knew that whatever I mentioned to them what is in their best interests.. "Gay, you have given us 110%, and we know that you have always been there for us every step of the way.." "We love you." I feel the same way towards them, and they know that. I love being with them... I have treasured their trust, and progressing friendship. But I sometimes feel that some of clients "who know the market" do not realize that I am working extremely hard on their behalf... because ' they (feel) they know more than me..." What about you?
Living in a different state, having been involved in 3 different real estate sales does not give you a designation or license...or having close friends who 'are really intelligent and know the market' when I am seeing the market stats week after week, seeing those homes, does not not serve in your best interests to listen to them and not me - or not acknowledging the feedback, market stats, etc. . I am here to advise you... We all wish to sell your home...
This is a patient market.. The buyers will wait patiently for your home to be reduced.... when they see a price they feel is a 'good deal" or "in the range of a good deal" they will step forward as they do not wish to lose your home. The internet visitor stats tells us of this... I have seen those same stats reflect what is happening throughout the country and world - be it a National Holiday (low stats) to the spring market and new listing (high stats) economic crises (low stats) , and so have found them to be great, realistic, statistical true data. If I suggest we lower the price of your home - even by a small amount- please know - I am trying to tempt those buyers/internet visitors into stepping forward, otherwise it is just the waiting game.... and the buyers have nothing but time on their hands....
