The Community Action Committee of the Lehigh Valley is having a little party on Saturday, November 3rd...live at the Forte Building in Bethlehem.  Like any good party, there's a theme!  Here are just a few of the things that will be covered at this event:

  • How much is my house now worth?
  • Should I refinance my existing mortgage?
  • What is the best use of a home equity loan? Pay off debt? Home improvement?
  • What are my rights as a borrower?
  • How does the sub-prime market work?
  • What is the difference between an appraisal and fair market value?
  • Will I be able to repay my house debt?
  • Can I avoid predatory lenders even if I have bad credit?
  • What affordable lending options do I have?
  • Well, kudos to them because these are the very things consumers need to get a grasp on and be educated about all across our pretty darn good Nation.  I think this is fantastic, superb, wonderful, off the charts....A Great Idea.  Education, whether we are the consumer, or the professional, is vital to our evolution as we do this 'Human Being In Capitalistic America' thing we do.  As with most parties, there are hosts, guest speakers if you will.....

    • An Attorney
    • A Credit Counselor
    • An Appraiser
    • And Representatives of Government & Non Profit Agencies

    Again, great idea and I'm all about Action, but I have one small little question Mr. & Mrs. Committee of the Lehigh Valley?  You are holding this event and have some important professionals there to educate the public, yet where's the Realtor, the Mortgage Company, the Title Company, you know....those people that are kind of vital and in the trenches of what goes on in Real Estate?  As much as I adore Attorneys, Credit Counselors, etc, call me old fashioned but the core of the process seems to be missing in what you are setting out to do.   My question is why are these components missing from the equation?  Seems to me that they would represent some of the more relevant and key ingredients to educate those who choose to attend.

    Whether you are reading for the first time, last time, yet another time, this is the first politically correct post I've done since that Rye-Grass Experiment in College...I'd appreciate any and all input from the general population.

    UPDATE!!!  I'd appreciate input on the post, not the Rye-Grass Experiment.  It was as stupid then as it is now, just gave me a reason to listen to Yanni & kill off a few plants and my grade point average:-)

    No wonder people are running around "assuming" their real estate agents, LO's and such. This is ridiculous! Oops....I am part of the general population right?  You have valid questions and it would be nice to understand where people get off conversing about subjects they are not licensed to be speaking about. Who's giving comps for homes at this thing? And I presume the appraiser is giving the speech on appraisals and fair market value?  Who's telling them about affordable home mortgages?  like you said..where's all the key people for this "event"?  Grrrrrr.

    Jason, are you kidding me?  Who, pray tell, will be explaining their lending options? A governmental agency? HA!  I understand the appraiser for market value, as long as it is a LOCAL appraiser who really knows the area.  What about on-site access to MLS data...that might be helpful, but I don't see anyone on the list with that access (unless it's different in PA).  Benefits of refi?  Who will address this with falling market values tied into it?

    You have got to attend this just so you can write about it afterwards!

    Lisa - As much as I sometimes loathe such functions, I think I have too and know you are right.  A co-worker (Beth 'Freakin' Forbes) brought this to my attention...now I'm feeling froggy.  I like the idea, but am wondering about why the core of Real Estate Transactions seem to have nothing to do with the Action...

    Bill - Political Circus indeed and I cracked my knuckles when you said that because you 'Get It.'  This is such a wonderful territory, not sure why the government has to get in the way and ignore the obvious oversight that this Action truly entails.  The oversight is obvious....ahhhh, what about those working 'DIRECTLY' in the industry they are talking about?  I'd fly you here but you are competition:-))

    Hey Jason, I am listening to Yanni as I type this, whose work I have listened to thousands of time.  I have about 6 of his albums on my iPod and 10 or so others in my music files. His former wife was a favorite  of mine on Dynasty. PS, since you like YouTube, Look for Yanni and Keys  to Imagination. I saw him perform this on PBS who airs a lot of his concerts. I could feel every movement in this orchestration. Be in the right mood,:-)

    The little meeting ( party) is reflective of our society as a whole and how they think. When they need real help, they know where to get it and yet when they set the public forums, they most often exclude the very professionals that can add true insight.

    Being that the press (papers, TV and many Internet sites) still control the news ( actually feel compelled to make the news) why would the community leaders ever want to confuse their stories with facts. Fiction after all sells and when you flavor it with hype, it can go gangbusters.

    So get a hold of yourself (LOL) and understand your role. You can bail them out one by one after they follow all the misguided and slanted information obtained from some usually prejudiced, biased and unreliable sources. Disgusting isn't it?

    When I read this I could not believe what you shared.  You need to be there just in case is becomes a verbal lynch on our entire industry. 

    Attorney- The person to educate the public on who to file lawsuit against

    Credit Counselor- Helping consumers avoid foreclosure but still helping them ruin their credit

    Appraiser- Maybe the only person who will know what he is talking about

    Government People- Protecting the consumer against the Real Estate Industry and grabbing votes at the same time.

    Non-Profit- Who truly understand their agenda.

    It sounds like a good old fashion lynch to me?

    I guess I'm just confused?  Without a lending professional there who is going to answer the following questions?

    Should I refinance my existing mortgage?

    Jason, the only thing I can think of is they are cautious of having persons there they feel will "hawk their wares"  Although, it wouldn't make sense to have the appraiser or the attorney.

     

    Why not call the action committee and ask if you, as a mortgage professional, can attend.  Adding that you would be a representative of the lending community, not trying to do another loan.  Encourage a Realtor and title company ( Rob ) to do the same thing.

    Maybe, with that agreement, you can attend and do your community some good ( Besides your good service, of course ) 

     

    This seems to be such a good opportunity to help the community.  It seems you will have to think for them a little.

    Jason, how come they didn't invite some of the experts from the press to explain to them about the housing bubble and the housing crisis and why we are all going to be homeless.  And, how about an economist who can explain to them the financial cycles, the theory of supply and demand.  And, a financial analyst who can explain why real estate is a terrible investment....Finally, they should invite a psychiatrict who can perscribe meds on the spot. Have fun!

    Lehigh Valley Community Action strikes again! I've had a front row seat to this group for the last 15+ years, so thesetypes of omission is truly par for the course. I'm not exactly sure what this groups purpose actually is. They pop up every once in a while with events like this, or commentary that simply goes which ever way the wind happens to be blowing that day. Thanks for the heads up on this event. I will definitely be attending, with a wide variety of questions for the 'expert' presenters that the community action committee rolls out. I'm pumped!!!! Whose with me??

    I agree with the masses here.....a true political event.

    This is why I am posed constantly with the question...Can't I buy/Sell my home without a Realtor? (They are the first to call with questions even though you don't represent them, when things go wrong....and then get mad at me when I tell tham I won't help.....without representing them)

    There are way too many people talking about professions they are not qualified to do.

    I hope that some day, in that perfest world (LOL), each individual sticks to their part and allows the true professional in each business have their say.
