Jason, once again I am awestruck by what's available there and the prices.  Donna Harris from Texas just commented on one of my posts and offered to wrap up one of the homes from Texas and ship it out this way for a vacant lot.  What a profit I could make flipping that!

Man, that IS something else. Most people haven't even experienced the great environment that Austin has to offer also. A buyer's market plus a great entertainment hub, lake activities, active sports network, and an all around laid back city to to work and play in. Good stuff Jason. That's great for Austin!

BRIAN - Although I know you are joking, that is not an entirely bad idea.  I have known people here who have purchased older homes in small towns, then moved them onto high-priced land and made a killing locally.  I never even considered doing it into another market.  That might be something worth researching.

ROBERTA - Property taxes are pretty high, but we have no state income tax.  Our property tax rate ranges from about 2.2 - 2.9%.  Let me know if you are ready to make some offers on these beauties!

Jason, Those rates seem to be what I had  when in the Pittsburgh PA area. It was a pleasant surprise moving here to Las Vegas. Our tax rates are about the same as yours, but the assessed value is .35 x the taxable value. That has also been capped at 3% for a primary residence and 7% for commercial / investment. Also no state or local personal / corporate income, estate /gift, franchise or inheritance taxes. There is a personal property tax on vehicles though. It is calculated by the same .35 x MSRP and depreciates each year until it's minimum of 5%.

ROBERTA - It sounds relatively complex there, but I guess you figure it all out if you are immersed in it all the time.  We basically just have certain exemptions (like homestead and over 65) that will reduce and in some cases freeze the taxes.  Thanks for your comments!

JASON:  Ok, ok, I get the point.  Austin rocks, Long Island is not about value.  Must be nice to sell mansions for $600,000.  When the market turns around a bit, I'll sell my home and move to Austin just so I don't have to wince everytime one of these comes out.

Hi Jason!  You may be the primary cause for the REALTOR influx in Austin by the time it's all said and done. Very tempting!!! We don't get much for $600,000 here of course ask me again in a few months...we're still dropping, a little.  Nice way to create interest in your town.  I love the additional links!

SHANNON - I don't want to be the one responsible for bringing a large group of additional Realtors here to Austin, so perhaps I should stop the series.  When I started here in real estate (1997), there were almost 3000 agents - now there are over 11,000!  I am glad you like these posts.  That is actually enough to motivate me to continue creating them!  - CJ

SHANNON - That is the current membership in the Austin Board of Realtors.  I have no idea how many of those are actively working in real estate.  I have a feeling that many of them are just stealing a transaction or two each year from those of us who have this as our livelihood.
