Brea,California 92821 and 92823 ~ Residential Real Estate Market Report  for September 2007

Brea is a community with a balance of residential housing, business and commercial properties. The City is well know for excellence in education. The schools have been a strong draw for residents in our community.

Current city population is approximately 40,000 residents. Median price is the city is in the low $700,000 price range.

The real estate market report for sales/market activity for September 2007 is as follows:

Single family homes ~ Pricing in the city ranges from $440,000 for a 2 bedroom, 1 bath home of 932 square feet to an upper end price of $1,450,000 to 6 bedrooms and 4 baths, 3,7000 square feet.

 Single family sales activity for September ~

  • 156 re-sale homes currently for sale in the city, up only slightly from the prior month of July.
  • 6 homes sold enter escrow, as compared to 8/August, 22 /July and 17/June.
  • 13 homes closed escrow in September, compared to 23/August to 15 for June/July.
  • 32 homes were taken off the market, or listings expired or withdrawn for the month compared to 31/Augus and slighty fewer than July.

Condo data for September ~ Prices for condos/townhomes range from a beginning price of: $310,000 for 2 bedroom, 1 bath,  with 1,32 square feet  to  $555,555 for 3 bedrooms 2 ½ baths, with 2,044 square feet.

Condominimum sales activity for September ~

  • 30 condo/townhomes currently for sale, compared to August/28, which was up slighty from June.
  • 2 properties sold and are currently in escrow, compared to the same for 5/August & July and 7/June.
  • 4 properties closed escrow, compared to 6 in July and 4 in June.

The majority of Brea homes are priced from the upper $600,000 price range to the upper $800,000 range. Currently there are 19 homes for sale in Brea in excess of $1,000.000.

Hi Lynda, I think Sally and I follow each other around. She makes really good comments. I was reminded that when I first moved to California in early 87,I had to drive up to Brea a few times a week for business. I recall what a nice community it was. It has been a lot of years since I have been there and from some of the great posts you have added, it had grown in some very nice ways. Your localism posts are wonderful!

We used to live in La Habra Heights and enjoyed poking around nearby Brea, which at that time had the closest Trader Joe's.

Your market looks like the Redondo Beach market.. Pendings are still slow . Inventory is on the high side although lower then this time last year.. Are you seeing that much of your inventory is stuff that has been on the market for a long time and sellers won't lower prices?

Kaye ~ Thanks for stopping by. Actually I think we are seeing sellers who are really understanding the current market. BTW, at this time it appears our sales numbers are up considerably in Oct. over Sept. I'll be checking again at the end of the month.
