It's 95 degrees, why do the photos of your home have snow in them?

Ahem! Excuse me, it is 95 degrees outside and the heat index is over 100 degrees...did you know the photos of your home in the multiple list service show your home surrounded by snow?

Photos are important selling a home today, more and more buyers look at photos before or even if they read the description of the house. Many multiple list services and websites are allowing more and higher quality photos as well, so quality and content of photos is important.

You can tell a story with photos, show a little of the neighborhood, the character of the home, the lifestyle the new owner can have, but you need some variety. Listings that have their photos all taken from the top right hand corner of a room looking down is not a natural way to see a room. Neither is taking them all at the height of your children, yes one or two of these can give a different perspective, but too many is too much of a good thing.

Editing photos for color and contrast is great as well and there have been many good blogs about doing that, but please keep photos up to date. It makes you wonder how often the agent goes by the listing when you see the snow piled up. What often amazes me with these listings as well is that the agent remarks say, "agent related to seller", a good reason to list with someone out of the family.

Also the buyer is buying your home, not your furniture, so photos of rooms need to show the room, not the furniture or the carpets. Bathrooms, keep the toilet lid down... and if possible avoid it all together.

Maybe, clean and de-clutter before the photos as well. We can use 36 photos for each of our listings on our website, it gives us the opportunity to share different views of each room and of the surrounding neighborhood. It allows my virtual tour to be different to the 25 photos I am allowed to post in the MLS, and if they will also allow me to post the real video I take as well I think buyers will appreciate how this home stands out from others.

I guess you'd have a problem with listing pictures that have Christmas decorations as well.  It really does indicate a lack of commitment on the agent's part.  You're out in the neighborhood anyway, just take your camera.  You don't even have to get out of you car on the way home from your day job.

I've seen that before too.  I once saw an appraiser use MLS photos with snow on the ground on a GA appraisal done in thesummer.  There were so many things wrong with that.

Unless this is Colorado, where they were skiing on the Fourth of July, get your agent to replace these kinds of outdated photos.  Although, if the house is still on the market, there may be other things to replace too:  the clutter and price, perhaps?

How difficult is it to update the pictures in the MLS. I also hate it when they have dates (realtor bonus, etc) that have long expired!

Wow, thanks for all the comments, have to say some have made me smile and some have made laugh out loud, and some, just make you want to shake your head. Totally agree, the MLS comments - "Won't Last" or Agentr Bonus if AOS brought before xx/xx/2010. The agent there does not even need to leave their office or home to make the changes.

That is a question I ask all of the time. Your photos should change with the season, so should your marketing verbiage. Show the vibrant colors of the trees in the spring, the rays of the sun and blossoms during the summer, the changing colors of the leaves in the fall, and leave the snow to the winter time only.

This is hilarioius, but sad and yet so true.  I see so many listings come through with the "Snow" pics or a beautiful tree stripped of its leaves in fall or the 57' Chevy on blocks in the driveway.  I often wonder if agents ever go back and actually review their listings to consider modifying them.  This is the ultimate in lazy.  Great Post..Thanks for sharing!

My biggest pet peeve. Exterior photos of a property taken from inside a vehicle and always include a portion of the side mirror...or the wiper blade! That is lazy!

This never fails to amaze me.  I see $1M plus listings in my area with snow in them on a regular basis.  I'll never know what a seller is thinking allowing this to happen.
