Why I gave up Property Management..... part 2

Two days later while I was attempting to eat some hot soup, to soothe my still ailing throat, the evictee came to the office, walked down the hall and into my office.  She proceeded to tell me that I was wrong about the situation and she should not have to move.  She argued with me and finally told me the parties were not loud and if they were it was because her door was the thinnest one in the complex.  Not only was I not feeling well in the first place, but when she finished her tirade, my soup was cold too.   She did assure me that she would get out and I should not pursue the court thing.

The next day I received a call from the Electric Co..  They had turned off the electricity in unit #4 due to no payment.  I thought about the fact that we would soon have frozen pipes and told them to turn the service back on.  The next thing I knew was that the young man who had come by to fill out an application for a Feb move in was reported to be living in the painters unit.  No deposit, no rent and no lease agreement…He had just moved in.  I posted a note on the door that night that he was trespassing and would not be considered for a tenant.  I then leased the unit downstairs to the next applicant.  We also had a second applicant so I needed the non paying people to MOVE.  They were so instructed.  The painting tenant asked to pick up the key to #3 so he could finish painting the unit.    On Saturday, February 23rd the apartments were supposed to be vacant.  At 1:00 I showed up to collect the key from the downstairs unit to find that the tenant and several friends were frantically moving all her possessions… and no one had the key.  Both keys had mysteriously vanished.  Two hours later, after running after the keys all over town… the tenant remembered that she had left her key on the key ring that her brother had taken with her car.  Twenty minutes later a key was delivered and we took it to the new tenant.  We saw the painter, who was not painting and I told him to forget the rest of the painting and just get his things OUT by Monday.

Monday I had the locks changed.  The locksmith called to let me know that there was still a lot of furniture left in #4.  I told her to change the lock anyway.  She told me that the door  needed to be replaced.  It had apparently been kicked in on several occasions. 

Tuesday evening the new tenant for #4 came by and signed his lease and picked up the keys.  I explained to him that there was still furniture there and it could be a mess.  If he was willing to clean it up we could give him some credit on next months lease, and to let me know if we needed to hire professional help. 

Wednesday the new tenant called asking for the address.  He wanted to get electric service switched over.  No mention of the condition of the unit.  I did not ask.

Not a dull moment in property management.

It goes on and on , each day with new challenges and repairs ( of both property and relationships ).

What a journey.

We have been doing it now for almost 29 years...
