What is the goal of an open house? How do you do or promote them?

  During a listing presentation open houses come up. The seller wants to have their agent work for them. So here is a question to the Realtors out there, Why do you hold an open house?

For me open houses are not a waste of time.  I like them, first the sellers 90% of the time want you promoting their home. Second when I am doing an open house I have goals of finding a buyer for that house or finding a new buyer or seller client. Here are some of the things I do when  holding an open house.

1. Promote through advertising via local paper, flyer's in sign box before open house letting passers by there will be one, mailed flyer's, Internet and MLS promotion. I am going to be in the house for at least 3-4 hours and want exposure.

2. Have goals, Sell the house, find a new listing, find a new buyer.

3. Why do people come to open houses?  I fell they come for a couple of reasons, Neighbors who are curious and might want or have a friend who might want the home or might be thinking of selling their home and want to know what the competition is or they are LOOKING FOR A AGENT TO LIST THEIR HOME. Drive by people who like the area, they may or may not have an agent so don't be afraid to ask them and if they are not working with an agent make yourself a benefit to them. I always have other like listings from the area and give them to the potential buyers if there is no interest in the open house house and maybe just maybe they will ask me to help them find a home. They saw the ad and maybe touring homes that day, again potential client to be. I have agents call me and let me know their client will be stopping by. Either way ultimate goal is to sell the house. So you have to ask them right questions? Main one is this home a consideration for you?

4. Get the realtor affiliates to help, Title companies, lenders, inspection companies, even insurance companies. They can help with advertising, snacks and drinks, mailers promoting the service. They are looking for business to. I have had title companies bring snacks, help with mailings. Lenders, insurance companies helping with mailings and newspaper ads.

5. Seller offered incentives like offering to pay closings cost or reimburse buyers appraisal. Seller leaving snacks. It also helps the seller to get their home ready to show. Sellers know their neighbors may come by and want their home to be in top shape.

These are just some of the things to think about when doing an open house. What do other Realtors do?
