Kingsbrooke Single Family Home Report: June 2011

Seems summer just arrived in Kingsbrooke, and yet, it will be over before we know it.  I can't believe it's already mid-July.  With June behind us, we can at least take a look back at the resale market for Kingsbrooke single family homes and see what's happening.  As usual, comparisons will be made to last report, May 2011 in this case.


4 Active Listings

2 Regular Sales, 2 Short Sales

High List Price was $419,900

Low List Price was $275,000

Average List Price was $353,700

There were four times the number of active single family home listings in Kingsbrooke in June, than there had been in May.  High list price is $119,900 higher.  Low list price is $25,000 lower.  Average list price is $53,000 higher.  Two things that people reading this report should keep in mind.  1) List prices are suggestions and are not as good of indicators of market value as SOLD prices are.  2) There are single family homes of all sizes in Kingsbrooke.  The sizes and styles do affect prices.  The listings above, and in the under contract category, represent large and small single family homes in Kingsbrooke.


6 Listings were Under Contract

4 Short Sales, 2 Regular Sales

High List Price at Time of Contract was $474,900

High Marketing Time was 117 Days

Low List Price at Time of Contract was $250,000

Low Marketing Time was 4 Days

Average List Price at Time of Contract was $340,800

Average Marketing Time was 31 Days

There were two more Kingsbrooke single family home listings under contract than there were in May.  Unlike the even split between Short Sales and Regular Sales last month, Short Sales dominated this category in June.  High list price at time of contract was $75,000 higher; high marketing time the same.  Low list price at time of contract was the same; low marketing time sped up by 3 days.  Average list price at time of contract was $20,850 higher; average marketing time sped up by two weeks.

High Sold Price was $399,900

High Marketing Time was 7 Days

Low Sold Price was $399,900

Low Marketing Time was 7 Days

Average Sold Price $399,900

Average Marketing Time was 7 Days

With only one Kingsbrooke single family home listing sold in June, it's best to compare only the average this month and the average from May.  Average sold price decreased by $3,267 and average marketing time was 18 days faster this month.

More homes coming on the market here probably reflects the prime selling season. Good mix of inventory. I like that you can divide single family and the condo market for an area. Great job Chris Ann.

I think you hit on an important part, Chris Ann, that people seem to look only at the "for sale" prices and they forget that those prices are not necessarily the "sold" prices. The only prices that really matter for any reason are the "sold" prices, but people so rarely remember or even look them up.

Melissa:  I'd probably love to see something outside of the typical colonial.  The grass is always greener on the other side, right?

Michelle:  I bet you get quite a long summer there in Florida.  Northern Virginia's is usually June-September in terms of summer temps.
