Seems summer just arrived in Kingsbrooke, and yet, it will be over before we know it. I can't believe it's already mid-July. With June behind us, we can at least take a look back at the resale market for Kingsbrooke single family homes and see what's happening. There were four times the number of active single family home listings in Kingsbrooke in June, than there had been in May. High list price is $119,900 higher. Low list price is $25,000 lower. Average list price is $53,000 higher. Two things that people reading this report should keep in mind. 1) List prices are suggestions and are not as good of indicators of market value as SOLD prices are. 2) There are single family homes of all sizes in Kingsbrooke. The sizes and styles do affect prices. The listings above, and in the under contract category, represent large and small single family homes in Kingsbrooke.

There were two more Kingsbrooke single family home listings under contract than there were in May. Unlike the even split between Short Sales and Regular Sales last month, Short Sales dominated this category in June. High list price at time of contract was $75,000 higher; high marketing time the same. Low list price at time of contract was the same; low marketing time sped up by 3 days. Average list price at time of contract was $20,850 higher; average marketing time sped up by two weeks.

With only one Kingsbrooke single family home listing sold in June, it's best to compare only the average this month and the average from May. Average sold price decreased by $3,267 and average marketing time was 18 days faster this month.
