Hi Judy.  Yes, it does seem like a no brainer.  However it's often not...due to the money or lack thereof and I think this is why many are struggling w/ selling their homes.

Good morning, Judy.....it's so important for sellers to agree to having the home staged before it is presented to a potential buyer.....not staging will cost the seller significant money.

Hi Judy--First, I agree with Sharon on why it isn't featured.  Second, this is such a straightforward look at what buyers buy and what sellers should be selling.  I think I would like to hand this to a client and then ask them how well their house fits into the second column.

Hi Karen - The house with the characteristics listed on the right is the clear winner. Staging a home before putting it on the market makes all the difference in the world.

Hi Debbie - There is sometimes a perceived lack of money to do the necessary prep work for making a house stand out in this competitive market. But putting some money in to get it to the top of buyers' lists is likely to mean a quicker sale and more money in the seller's pocket because no cost reductions need to be made.

Hi Judy

Nice simple list to help people put things in perspective.  Just like your list which clarifies things for clients, I often find taking some photos on an initial appointment with a perspective seller, and, then looking at those with them can help alot to show the importance of making the house showing ready.  Of course, we agree that often those aren't the photos that will be used for marketing.

Hi Barb - Showing sellers how their home looks in photos is a very good way to give them an indication of how much work nees to be done to present the home in the very best light. And since most people look at the MLS first, good photos are absolutely essential.
