Buyers are more aware now more than ever of just how much house their dollars will buy. More information is available than ever on the web. Gone are the days when the agents held all of the information. As professionals we should do our best to inform our seller clients to price their homes correctly and to advise them regularly of shifts in their market and adjust their price accordingly.
We should also advise our buyers of market shifts. Our buyers are too busy to waste their time showing then houses that are overpriced. As professionals we should know our market numbers and be ready to advise our clients. This market is changing almost daily, we need to be ready to change and react. The last thing that we want to happen to either a buyer or seller is for the house not to appraise for sales price.
