I think it's a great idea to stage a home that is vacant! Giving the home a feeling of a home again with simple touches can make a dramatic impact on the offer and time on market...

When you do a stage, do you work your fees into the sale at escrow or do you ask for payment upfront?

Hi Scott,

I did both. But staging a vacant house can be done by the agent as a service by using what the agent and seller already have access to. It is really quite simple. The agent needs to stage it himself/herself to the point of being proud to invite guests in while showing the house. Each agent will find their own comfort zone.

Staging empty homes even "rudimentarily" (is that a word??) really does extinguish that sense of "abandonment" one sometimes feels when roaming through a stark, empty house. Sometimes it just "feels" sad inside.

I loved the description of a vacant home as "abandoned" and "sad". That is so true and I think this is a wonderful description of how one feel when touring a vacant home. As a feeling type I can relate so well to emotional terms. I am curious as to how many home stagers are "feeling" types as opposed to "thinking" types? Anyone care to share?

Well... Yes... those are your words-I took them directly from your post above and that is why I put quote marks around them. Since I was responding to your post, I did not think that I needed to reference the remarks. I thought it would be rather obvious that I was using them from your post. I hope I did not offend you.

Yes, I have read your fine book I purchased and I have gained a great deal from it and I am sure I will continue to do so.

I am not sure if this is the place to start a new blog on emotions. Since I have spent twenty years working with people's emotions- you do not want to get me started. I just thought your blog would be a good place to sneak in the question about "feeling" types vs "thinking" types in the staging business. Just something I am curious about. Which type are you? I am afraid I am a card carrying feeling type.

I guess my interest stems from my thinking about the different ways to approach a homeseller, or Realtor, according to their personality type as a way of fine tuning my presentations to make them more effective.

I thought those words were familiar...I didn't realize they were in my post.

Your thoughts on feelings is huge! I think it is a great place to post about feelings. If you didn't use your feelings, you couldn't create feelings. Homes are generally sold on feelings except for the many greedy that just past through our world. I think you know what I mean by that.

Anyway...yes, I use my feelings first, my intuition second, and my knowledge to put it all together. If a person uses only knowledge then they create uninspired spaces. When a person creates from feelings then they create art. When a person creates from feelings and uses their knowledge then you have inspired spaces. If a person is inspired and uses their intuition they create masterpieces.

Why don't you start a blog on feelings and really get into it. I would like to hear what those are and I am sure I am not alone
