There's been a lot of activity recently on the Victory Lakes Facebook group.  There's also been a lot of activity in the Victory Lakes real estate market.  With June well behind us, we have an opportunity to look back the Victory Lakes single family home market.  Comparisons will be made to last report, May 2011.

VICTORY LAKES SINGLE FAMILY HOMES FOR SALE

5 Active Listings

4 Short Sales, 1 Regular Sale

High List Price was $530,000

Low List Price was $399,900

Average List Price was $479,960

There was one more active listing in Victory Lakes single family homes during June than there were in May.  The high list price was $45,000 lower than last month; the low list price exactly the same.  Average list price was $23,572 higher.  List prices are merely suggestions.  For the best idea of market value for a single family home in Victory Lakes, look to the sold category.

9 Listings were Under Contract

4 Regular Sales, 4 Short Sales, 1 Foreclosure

High List Price at Time of Contract was $505,000

High Marketing Time was 57 Days

Low List Price at Time of Contract was $365,650

Low Marketing Time was 1 Day

Average List Price at Time of Contract was $444,928

Average Marketing Time was 26 Days

There were four more listings under contract during June than in May.  It was nice to see a split between Regular Sales and Short Sales for the majority of the market.  High list price at time of contract was $40,100 higher; high marketing time exactly the same.  Low list price at time of contract was $14,350 lower; low marketing time was the same.  Average list price at time of contract was $10,052 lower; average marketing time two days faster. 

SINGLE FAMILY HOMES SOLD IN VICTORY LAKES

2 Listings Sold

Both Short Sales

High Sold Price was $495,000

High Marketing Time was 36 Days

Low Sold Price was $425,000

Low Marketing Time was 33 Days

Average Sold Price was $460,000

Average Marketing Time was 35 Days

There were two fewer sold listings in June than there were in May.  Unlike last month, both are Short Sales.  The high sold price was $12,000 lower; high marketing time 63 days faster.  Low sold price was exactly the same; low marketing time was 16 days longer.  Average sold price increased by $4,500 and average marketing time was 19 days faster.

I love stone houses. You don't really see that in Sacramento. Victory Lakes looks very peaceful and serene. Although these homes look like they were built in another era, they are probably newer, right?
