Wow, what a market we are in and I am constantly amazed at the Golden Rule "Do unto others as you would have them do unto you" simply does not apply, no matter how many comps I give buyers, no matter what they know the seller's situation to be and really it doesn't even matter if they KNOW the buyer, people beliieve the media when they say that homes are being given away out there!

I Am Insulted By Your Offer

Buyers see a house that they like and they wish to make an offer to purchase it.  However, the offer that they wish to make is far below that of what the seller is asking for the house.

Most people do not want to make an offer that will insult the other side for fear that it will stop, or at least hinder, negotiations before they even get started.  At the same time, most people do not want to go into a transaction with an unfair price.

Typically, it is the buyer who is expressing these concerns about their potential offer, but there is a question as to whether or not they should be the one showing such concern.

If the house is reasonably priced in the first place and the buyer still wishes to make a low offer, then they should not be worried about insulting anyone.  Their intention is to get as good a deal as possible and they do not care if they are taking advantage of the seller, which means they do not care if they insult them.

Usually, it is an investor who makes a ridiculously low offer.  Some investors are taught that if they are not embarrassed by their offer, then it is not low enough.

However, there is the reverse view of the question where it is asked as to whether or not the seller should be concerned about insulting the buyer.

When sellers list their homes for sale, they are making an offer to do business.  Although many sellers will start with an asking price that is above market value, most will be close to a reasonable price.

However, there are some sellers who ask such ridiculously high prices for their homes that it is an insult to anyone who is seriously looking for a home.  Not only is it an insult, but it is a waste of time for buyers and agents who have to weed through these overpriced homes.  These sellers believe that they can take advantage of buyers who might unwittingly overpay for their home.  Of course, it is an extreme rarity that these sellers will ever get the absurdly high amounts that they ask.  At best, their asking prices are an embarrassment for which they should be ashamed and an insult to all serious buyers.

Heather, I'm a firm believer of it's not where you start but where you end.  I think sometimes agents become to competitive with one another and are not open for a dialog.  Thanks for the post.

Silly offers hurts the buyer's agent reputation. It's hard to recover from that.
