If a person has a history of not meeting payments on time in the past there is a very good chance that this has become a habit. This means that if you take him on as a renter you will inherit his habit of late/ non- payments. Is this always the case? No. There are a lot of people that are able to turn themselves around and get into better financial habits. Don't be fooled by well-dressed people that talk well. This does not necessarily mean that they can be trusted as a renter.
