Woodwind Subdivision is located on Middlebury Street, east of Goshen Avenue and south on Clarinet.  Woodwind Subdivision  is located on the south side of the Middlebury Street in Concord Township, Elkhart Indiana. Children who live in Woodwind Subdivision who attend public school will be attending Concord Community Schools.

2011  quarter Elkhart home sales consisted of 2 homes that sold for $18,900 to $28,000 after being on the market for 9-148 days.  One sale was a Short Sale, and the other an REO Property.

2010 4th quarter Elkhart home sales consisted of 2 homes that sold for $43,500 to $50,000 after being on the market for 8-269days.  Both sales were arm's length transactions and neither a Short Sale, HUD Home nor an REO Property.

2010 3rd quarter Elkhart home sales consisted of 2 homes that sold for $17,500 yo $22,200 after being on the market for 45-57  days.  Both sales were REO Properties.

2010 3rd quarter Elkhart home sales consisted of 2 homes that sold for $18,050 yo $25,000 after being on the market for 113-119  days.  One sale was an REO Property, the other was an Arms Length Transaction.

2009 Elkhart home sales consisted of 2 homes that sold for $26,900 yo $42,500 after being on the market for 15 to 81  days.  One sale was an arm's length transaction and the other one was an REO Property.

An Arm's Length Transaction means the Home Owner did not know the Buyer and the sale was made under normal circumstances.

HUD Homes are listed and sold by the US Government Housing and Urban Development.

REO Properties are homes that are ownd by a Bank/Investor which they obtained thru the foreclosure process.

Short Sales are definded as a sale where the debt owing against a property combined with the costs associated with the sale exceed the property's market value. In a loan default situation (pre-foreclosure) , lender(s) may be willing to agree to allow the property to be sold for less than the loan amount and/or accept less than (or "short") the amount owed, and may or many not accept the net proceeds of sale as payment in full of the debt.  Short Sales are listed and sold by the Home Owner with the Mortgage Lender's approval.

Evelyn, is it true you can buy a home there for $18,900 to $28,000?  Distressed or not, that's a heck of a deal.  I thought when we have a pluretha of $50-$65K homes that was cheap.  Great information
