Benefits of Buying a Home on a Busy Street: Part 1 Price

Did you know there are multiple benefits to buying a home on a busy street? With the advent of the Internet, many buyers make the mistake of outright rejecting a home on a busy street before even visiting the virtual tour or an open house to see how a home possibly meets their needs, including financial affordability.

The First Reason to consider buying a home on a busy street is it's usually less costly than one on an inside street. This can translate into owning a significantly larger, nicer and/or even better quality home. For example, it can mean the difference between living in a townhome or owning a single family home, especially when you factor in the cost of HOA dues. For example, in the West San Jose, Calif. Lynbrook High area a large, ~1790-sf townhome is asking $850K while the ~1441-sf storybook cottage on ~7700-sf at 6404 Bollinger is asking $883K.

In looking at the West San Jose, Calif. Lynbrook High sales data for the year, on average, it's nearly 10 % less costly to buy a home on a busy street. At these prices, that's about a $95,000 difference in price paid.

In the example above, homes on low-traffic streets sold for about $95,000 more than those on streets with traffic. At these prices, that represents about a ten percent difference in price paid.

I personally don't like busy streets because of the noise and if I had young children I wouldn't....but if the noise doesn't bother you then it could be a great buying opportunity.

That's a great point Michelle. Yes, most of the homes on busy street are supposed to have priced less - as compared to cul-de-sac neighborhood. Interesting way to tell buyers about this.

This afternoon I took my kids and wife to my parents house, which backs to a fairly busy road. I grew up in the house and while aware of the noise, it never much bothered me. Today, my mother and I were having a nice conversation on the patio (despite the 110-degree temperatures) and didn't have to shout, which might come as a surprise to some buyers.

Years ago I bought a house about 3/4 of a mile from train tracks. The first night there, I was up with the 3 a.m. train. By the second night, I no longer heard it.

Convincing buyers of this is the trick ...

Thanks for sharing. Buying on a Busy streets can be a great way to get into a neighborhood you are priced out of - especially for first time homebuyers. The nice thing, is that you don't have to live there forever, after 5-7 years, you can take the equity sell and move to midblock location.
