Jacksonville FL Gated CommunitiesWhy are there gated communities in Jacksonville Florida?

This is a question frequently asked by relocating buyers moving from areas of the country where there are few to no gated communities.

The next question they ask is if there is a lot of crime.

Interestingly, the areas where there are gated communities are not high crime areas. They trend more towards exclusive areas where the residents want privacy and in the case of high end, guard gated communities where celebrities and high ranking professionals live, the peace of mind that tourists and other people won't be driving by staring in the windows and taking pictures.

There are several different kinds of gated communities in the Jacksonville FL area:

1. Guard-gated. These are manned 24 hours a day and visitors must pass by a guard to enter the community.
2. Gated with security camera monitoring visitors and residents who enter. Visitors must call in via a directory to the owner for access through the gate, or if they know the gate code, they can punch it in and enter.
3. Gated with gate code and directory to call owners if visitors do not know the gate code.
4. Residents' only gate for back entrances where only residents with proper access (clicker, code, decal) can enter.

Whatever type of Jacksonville Florida gated community, there is a sense of security and privacy that comes with living in such a community. Residents still need to practice safety and caution even in a gated community. They still need to lock doors and protect their valuables, keep bikes in the garage, etc. There can be mischief makers in anywhere.

Gated communities are popular in Florida and in other states as well. There is a certain status that comes with living behind a gate and that is the real reason we think they are popular in Jacksonville.

One of the funny things about gated communities is that buyers tend to think those gates give them security against crime. I don't think that's the case, but it does keep out traffic and loiterers for the most part.

Hi Sharon!  This is a great post and one that our buyers are searching for here as well.  There aren't that many in relation to the non-gated ones but, they do tend to sell even in a down market.  It's a lifestyle choice, here, generally geared around a wonderful golf course!

Bill, it is attractive to many people. There is very little traffic in a gated community.

Nate, this is true. Sometimes criminals live behind the gates, or their friends are criminals.

Debe, thanks! Many of our gated communities have golf courses, but we have a great selection also that are waterfront or just gated.
